According to Newmark Polska, Poland’s total warehouse and industrial stock surpassed the 25 million sqm mark, representing a 16.6% increase in the same period in 2021. New supply in the first three months of this year reached close to 1.3 million sqm, the best quarterly result in the history of the Polish market.

According to a new report published by Newmark Polska, the first quarter of 2022 was marked in Poland’s regional city office markets by high supply levels, stable demand and a shrinking volume of space under construction. With office availability remaining high in some cities, office tenants still have many options to choose from.

Strong, self-reliant economic centres are emerging amid ongoing supply chain disruptions and competition for natural resources. Europe is expanding its manufacturing and warehouse base, while Poland, with its skilled labour, lower labour costs than in the West and its mature and buoyant industrial and warehouse market, will be one of the key beneficiaries of these changes, says Piotr Kaszyński, Managing Partner, Newmark Polska, in an interview with Property Forum.

In Q1 2022, leasing activity in the Warsaw office market reached its highest ever first-quarter total and the vacancy rate began to show a downward trend, reveals real estate advisory firm Newmark Polska in its latest report “Office Occupier – Warsaw Office Market”.

After a very successful 2021, the Polish warehouse market continues to power ahead. In addition to the big five, new well-connected locations are coming up on developers’ radars. The growth of e-commerce continues to drive the construction of greener and more employee-friendly buildings. Challenges facing the market however include rising development costs, shrinking land banks and a dearth of warehouse workers. Newmark Polska asked the most active developers for their market projections.

According to “Office Occupier: Office Market in Warsaw, Q1-Q4 2021”, a report published by Newmark Polska, despite many challenges that the office market faced in 2021, the closing months of the year brought the long-awaited stabilization. Occupier activity in the fourth quarter bounced back to pre-pandemic levels and the city’s vacancy rate remained high, albeit relatively stable. Meanwhile, developers were slowly restarting planned projects.
