Occupiers in Warsaw focus on energy and environmental efficiency

According to the new report published by Newmark Polska, key themes defining the Warsaw office market in the first half of 2023 included waiting for new office completions and adjusting occupied space to widely popular hybrid working models. Despite new supply constraints and relatively muted development activity, the city’s vacancy rate edged down marginally in the second quarter of this year. Upper Silesia reports fewer but larger warehouse leases

New multinational companies are leasing warehouses in Upper Silesia while taking advantage of comprehensive logistics services. Developers have secured plots of land in the region and will launch new projects once they pre-let 30-50% of the floorspace of a building as part of meeting banks’ lending requirements. Total warehouse stock in Poland stands at close to 30 million sqm

According to the report prepared by Newmark Polska, the first quarter of 2023 was dominated on the Polish warehouse and industrial market by the number two. Warehouse deliveries totalled almost two million sqm and close to two million sqm of warehouse space was available for immediate occupancy. There is just over two million sqm under construction, while Poland’s overall vacancy rate is now at its highest in over two years.

Poland leads the EU warehouse market in terms of supply

According to a report by Newmark Polska, development activity across the EU continued unabated, with more than 20 million sqm of modern warehouse and industrial space coming onto the market in 2022. Poland topped the league table with close to 4.4 million sqm. Germany and the Czech Republic also reported high supply levels: over 2 million sqm and 1.1 million sqm, respectively. Regesta leases a 36,000 sqm warehouse in Pomerania

New leases

  • Borg Automotive Group will move into new premises at HI Piotrkowska office building in Łódź in February 2025. It will occupy approximately 300 sqm. Brookfield Partners supported the tenant in the negotiation process.
  • TK Maxx shop will be opened at Ferio Konin (central Poland). The brand will occupy 2,000 sqm of space in the extended part of the shopping centre.
  • In November, RTV Euro AGD will open four new shops in four Polish cities: Wrocław, Mikołów, Bydgoszcz and Szczecin. Shops will be opened in Galeria Dominikańska in Wrocław (sales floor area of 950 sqm), Park Handlowy in Mikołów (570 sqm), CH Focus in Bydgoszcz (555 sqm) and Vendo Park in Szczecin (480 sqm).

New appointments

  • From November 1st 2024, Izabela Potrykus is to take on the role of head of the leasing team at CPI Property Group (CPIPG) and take on responsibility for 20 office buildings with a combined area of 516,000 sqm.
  • Knight Frank continues to strengthen its European management team with the appointment of Charles Taylor as CEO of Knight Frank Poland. He is a former Managing Director of Cushman & Wakefield Poland.
  • Immo lab, a consultancy specialising in strategic investment advice in the real estate sector, announces that Bartłomiej Ciemała is joining its team to take up the position of director of investment development.
