The markets continue to adapt to the new standard created by the rise of the hybrid working model and the growing focus on flexibility in office layouts and uses.

According to a report by Newmark Polska, development activity across the EU continued unabated, with more than 20 million sqm of modern warehouse and industrial space coming onto the market in 2022. Poland topped the league table with close to 4.4 million sqm. Germany and the Czech Republic also reported high supply levels: over 2 million sqm and 1.1 million sqm, respectively. Poland is also on the podium in terms of demand.

Developers are, however, commencing or planning new office projects in the city.

Regesta S.A., a logistics services provider, has leased nearly 36,000 sqm in Panattoni Park Tricity East V. Its new facility will enable it to cooperate with the nearby seaport, offer container handling in the Baltic Hub and the BCT, and expand its sea transport services. In 2022, the industrial market remained one of the fastest-growing real estate sectors in Poland despite supply chain disruptions that sent rents and construction costs rising. 2023 is shaping up to be a year of buzzwords such as nearshoring, reshoring and friendshoring, with the biggest challenges being cost optimization and looking for savings, says Jakub Kurek, Head of Industrial and Warehouse at Newmark Polska.

According to a report prepared by Newmark Polska, at the end of the third quarter, Poland’s total warehouse and industrial stock reached almost 27.4 million sqm, representing a 19.3% increase year-on-year. New supply in the year to date exceeded 3.58 million sqm, up by 15.6% compared to 2021’s total.
