Kraków, Tricity and Wrocław lead regional office markets in Poland

According to a report published by Newmark Polska, occupier activity on Poland’s largest regional city office markets (Kraków, Wrocław, Tricity, Katowice, Poznań, Łódź, Lublin, Szczecin) remains stable, but tenants are increasingly focusing on workspace efficiency and looking for better quality offices. Almost 70% of the total leasing activity across the regions is concentrated in Kraków, Tricity and Wrocław. With office availability in existing buildings in regions remaining high and estimated at nearly 1.2 million sqm, developer activity remains limited.

Warehouse occupier activity gathers pace in Poland

Foreign nationals want to work in warehouses in Poland

More and more foreigners are moving to Poland to work in the logistics sector, which already accounts for approximately 20 per cent of all foreign nationals working in Poland. Growth of Polish warehouse and industrial stock slows down

At the end of March, the development pipeline stood at more than 2.3 million sqm while vacant stock in standing buildings experienced another rise. Office demand in Polish regional cities remains moderate

According to the latest report published by Newmark Polska, during the first three months of 2024, Poland’s regional city office markets experienced moderate occupier demand, with regearing accounting for most of total take-up. In addition, while the overall regional vacancy rate rose to nearly 18%, development activity was more muted and focused on three cities: Katowice, Poznań and Wrocław, which contain 75% of the office stock under construction.

New leases

  • The tenants of the Galeria Wołomin retail park near Warsaw have been joined by the Tedi chain. The new salon took up an area of over 700 sqm.
  • Jewellery brand Apart has joined the group of tenants of the Auchan Wałbrzych shopping centre (southern Poland). The jewellery store occupies a unit of 116 sqm. It offers jewellery and branded watches.
  • Iron Mountain, a company offering information and document storage services, has extended its lease for almost 31,000 sqm of warehouse space in three buildings at Prologis Park Błonie near Warsaw.

New appointments

  • Joanna Bieniek has taken up the position of Head of Leasing at Galeria Askana in Gorzów Wielkopolski (Western Poland). Prior to joining the Galeria Askana team, she headed the leasing department at Cream Property Advisors.
  • Balint Szécsényi has resigned as a member of GTC's supervisory board with immediate effect. The resignation was announced by the company's Board of Directors.
  • Katarzyna Jaworska has joined Colliers' office department, taking on the position of Associate Director. In her new role, Katarzyna will be responsible for office lease consultancy for public sector clients.
