Logicor has extended its lease agreement with PepsiCo Polska for ca. 58,500 sqm of warehouse and office space at Logicor Mszczonów Park near Warsaw. The site is PepsiCo’s largest distribution centre in Poland.

The deal will see PepsiCo continuing to base its operations in Mszczonów, where it has consolidated its logistics and warehousing processes from across Central Poland.

“Our central warehouse in Logicor Mszczonów Park is a proven facility, perfectly adapted to our needs. Its greatest advantage is the strategic location and proximity to three of our five plants where salty snacks, carbonated drinks, and juices are produced. We also have an excellent relationship with the facility's owner which is another reason we want to continue basing ourselves here", said Marcin Chmielewski, National Logistics Manager, Pepsico Poland.

“The warehouse was built especially for PepsiCo and according to its needs, especially in terms of meeting the business’s high environmental requirements. The distribution center is BREEAM Excellent certified and equipped with a modern LED lighting system and other amenities", commented Anna Mazepa, Asset Management Director at Logicor Poland.

The warehouse has a non-standard height of 12 m, and its fire class is above 4,000 MJ. In addition, panels with a PIR core were used during construction, which more effectively isolated the building from external factors.

Logicor Mszczonów is a class A logistics park southwest of Warsaw, comprising six units spanning a total area of ca. 217,000 sqm. It is situated near crucial transport links, including the A2 motorway and the S8 expressway and provides excellent connection between Warsaw, Lower Silesia, Poznań, and Katowice.

The carbon cost is already in your building. You just can't see it yet

by Property Forum
A structural shift is rewriting the financial logic of European commercial real estate. It isn't being driven by ESG pressure or voluntary sustainability labels. It's being driven by regulation — and the numbers are concrete enough that ignoring them is becoming a financial risk. A recent white paper by workcloud24 traces the mechanism in detail: how the operational energy and CO₂ performance of a building transmits into net operating income, asset value, and financing conditions. The argument isn't that green buildings are virtuous. It's that inefficient buildings are becoming measurably more expensive to own, operate, and finance.
