CPI Property Group is entering the next stage of preparations for its first office development in Poland – Lighton, located at 69 Prosta Street in Warsaw.

CA Immo has achieved full occupancy at its Postępu 14 office building in Warsaw following lease extensions with anchor tenants AstraZeneca and Samsung covering 28,500 sqm of space.

Polish developer Develia sold a record 3,345 residential units in 2025 based on development and preliminary contracts, exceeding its annual target of 3,100-3,300 apartments by 5% compared to 2024.

Eika Asset Management (EAM) has completed the first phase of its North Warsaw Nowy Modlin logistics centre near Warsaw. The Warsaw North Logistic Park facility spans over 28,000 sqm and has received its occupancy permit, with Kajima Poland serving as general contractor for the €70 million project.

Independent flex office provider New Work continues its growth in Warsaw by expanding into an additional floor at Metron, Al. Niepodległości 69.

Era Park has completed the takeover of the Ferio Wawer retail project in Warsaw from Strabag Real Estate Poland at the end of 2025. Savills Poland acted as the exclusive transaction advisor, securing the buyer and coordinating the entirety of the disposal process.  

Czech Trigea Nemovitostní Fond has bought the 88,000 sqm logistics park in Radzymin, east of Warsaw, from Trademarc Property Fund. The transaction represents Griffin Capital Partners' largest disposal for the platform to date.

Analysts from Axi Immo's Research Department estimate that approximately 90,000 sqm of new office space will be delivered in Warsaw by year-end, consistent with 2024. Space under construction remains limited and is not expected to exceed 200,000 sqm, signalling a cautious approach from developers. Most activity is concentrated in central zones, where demand remains most resilient.

Trigea Real Estate Fund has completed one of Poland's largest office transactions this year with the acquisition of Wola Center in central Warsaw.
