Deutsche Hypothekenbank is acting as the sole lender to a real estate company, which is managed on behalf of four independent investors by Warburg-HIH Invest Real Estate GmbH, for the purchase of the Prime Corporate Center office building in Warsaw. The financing volume amounts to € 40.5 million. In addition to this long-term investment financing, Deutsche Hypo is also providing a short-term bridging loan to cover the VAT element in the amount of € 14.2 million.

At the end of the H1 the total supply in the nine major markets in Poland reached 8.6 million sqm. Developers completed a record amount of modern office space – almost 572,000 sqm. Over 1.4 million sqm of office space is under construction and the capital accounts for 609,000 sqm of new offices. The vacancy rate for Poland is 13.4 percent according to Colliers’ report „Market insights | Office market H1 2016“.

According to Cushman & Wakefield, robust commercial real estate investment activity in the core Central European markets of Poland, the Czech Republic, Slovakia, Hungary and Romania continued in the second quarter of 2016 and reached EUR 2.6 billion, a 56% increase on Q1. This has pushed volumes over the last twelve months to EUR 9.3 billion, close to 2007 record levels.

With two companies recently signing a lease agreement in Building E, the fifth building in Krakow office complex Bonarka for Business (B4B) has reached 100% occupancy level. Gerda Broker Sp. z o.o. leases 301,91 sqm GLA on the ground floor of Building E, while Skelia Poland Sp. z o.o. takes 511,21 sqm GLA on the 4th floor. B4B adds approx. 10 000 sqm GLA new office space to Krakow’s office market each year and TriGranit, the developer of the B4B buildings plans to go on with this trend. 

Mitiska REIM, an investor specialised in European retail parks, has tannounced the successful second closing of its First Retail International 2 Fund (FRI 2) close to €190 million, significantly exceeding its original target of €120 to 150 million.  Allowing for gearing of 50%, the Fund’s gross investment capability is now close to €400 million.

Panattoni Europe completed the manufacturing site built for Kongsberg Automotive of Norway. The project, sized 6300 sqm, was executed in Koluszki, Central Poland. Formal acceptance of the project by tenant took place on 15 July 2016

Cushman & Wakefield has published its new CE industrial map to give a comprehensive overview of the most important logistics and industrial sites in Central Europe, Russia and Germany. In addition, this year’s edition has been expanded with figures for Italy’s Milan.

Prologis has signed a lease agreement with Grupa Allegro, the largest e-commerce platform in Poland, for 21,950 square metres at Prologis Park Błonie. The transaction involves 13,100 square metres of space that has been leased now and an additional 8,850 square metres that will be leased in 2017.

Echo Investment has obtained a building permit for the construction of Galeria Libero, which is to be built on Kościuszki Street in the southern part of Katowice. The investor also concluded a contract with the city authorities concerning the road layout around the facility.

GTC has announced the acquisition of Neptun Office Center and Sterlinga Business Center, located in Gdańsk and Łódź respectively. These two Class A office buildings, featuring modern design and a total GLA of 30,000 sqm and 364 parking places, will enrich the Group’s Polish investment portfolio.
