Investors still seem to favour Poland within CEE

According to Cushman & Wakefield, strong investment activity in the core Central European markets of Poland, the Czech Republic, Slovakia, Hungary and Romania continued in the first quarter of 2016, with EUR 1.4 billion invested. The slight decrease in transaction volume of 5% compared to the corresponding period of 2015 was smaller than the 14% fall recorded for Europe overall. Q1 activity was also above the long-run average of EUR 1.2 billion since 2007.

Arvato takes more space in Prologis Park Błonie

Prologis announced that it has signed lease agreements with Arvato Polska for 30,835 square metres at Prologis Park Błonie. The transactions include a lease renewal for 22,510 square metres and a new lease for 8,325 square metres of additional distribution space.

TriGranit posts its Q1 2016 results

TriGranit has started its first year backed with a new owner, TPG Real Estate. In Q1 2016, new leases and renewal agreements reached 25,777 sqm GLA, the average occupancy rate is over 95% in TriGranit managed assets and the company has 20,000 sqm GLA office development in progress. Due to the strong performance of the BPO sector in the region, the company plans further office developments in the near future in each of its core countries: Poland, Hungary and Slovakia.

Warsaw office market shows rapid growth

According to the latest report by Cushman & Wakefield Q1 2016 saw a rapid growth in the supply of office space in Warsaw, which more than doubled the results for the same period in 2015. Due to the record-breaking levels of supply vacancy rates have increased by 1.9 pps to 14.1%. Although statistics show a fall in net absorption, this is probably a temporary decrease in the light of last year’s exceptionally high growth. Cushman & Wakefield expects the office market to continue its growth in the remaining months of 2016, with pipeline supply estimated at 330,000 sq m.

Prologis completes expansion for Pepco

Prologis has announced that it has completed a 30,000 square metre expansion of a distribution facility in Rawa Mazowiecka – located in Central Poland – for Pepco, a leading clothing and houseware retailer. Construction ended three weeks ahead of schedule. Once operational, the facility will serve as Pepco’s Central European distribution hub.

New leases

  • The Polish branch of global medical device manufacturer Meril is a new tenant at Warsaw’s Oxygen Park office complex, leasing almost 300 sqm of office space on the ground floor of Building B. Meril moved into its new offices in mid-July this year.
  • C&A is opening of the largest single-level C&A shop in Poland. The outlet will launch in the Blue City shopping centre in Warsaw. The new shop occupies an area of approximately 2,500 sqm.
  • The Smart Outlet Center in Białystok (eastern Poland) has added new shops - Tedi and Esotiq, which occupy a total of around 900 sqm.

New appointments

  • Modivo, which is part of the CCC Group, is changing the composition of its board of directors. Marcin Czyczerski was dismissed from the position of president, and his place was taken by Dariusz Miłek. The decision is aimed at improving cooperation between the companies.
  • Krisztina Enzsöl has joined Knight Frank Hungary as Associate Director in the office division. She has over 24 years’ worth of experience in real estate, being specialised in office leasing. In addition, Enzsöl has extensive knowledge in both tenant and landlord representation.
  • Beginning of September this year, the Management Board at Avison Young's Polish branch underwent a change, with Monika Bronicka, Director, Head of Valuation and Advisory, Business Development, becoming a Member of the Board.
