
The cornerstone-laying ceremony at City Point Okęcie marked the official launch of the construction of the project. The event also provided an opportunity to formally announce Welcome Airport Services as the sole tenant of the warehouse. Jointly developed by Peakside Capital Advisors and Partners Group, the 11,000 sqm project incorporates sustainable construction practices alongside advanced technologies in energy efficiency and water management. The facility is scheduled for completion in the third quarter of 2025.
The cornerstone-laying ceremony at City Point Okęcie was attended by representatives of the key stakeholders involved in the project, which is being developed jointly by Peakside Capital Advisors and Partners Group. The development has been pre-leased to Welcome Airport Services, a rapidly growing aviation company planning to establish an international Cargo terminal at the new site. Depenbrock Polska has been appointed as the general contractor. Throughout the planning and execution stages, the developers are supported by the team comprising ONE Architekci, an architectural studio specialising in industrial developments; City Corsite, responsible for pre-development advisory; and 2MPM, tasked with construction oversight and schedule management.
City Point Okęcie is a Build-to-Suit (BTS) development, comprising more than 11,000 sqm of premium warehouse space and modern office accommodation. It has been designed to meet stringent environmental standards.

A key objective of City Point Okęcie is the reduction of operational carbon emissions through the integration of renewable energy sources. The building will feature an advanced Building Management System (BMS) designed to monitor and optimise energy and water consumption, as well as high-efficiency LED lighting to ensure both sustainability and occupant comfort.
City Point Okęcie will incorporate advanced water management systems, including a rainwater harvesting solution intended to significantly reduce potable water usage by supplying water for sanitary purposes. The surrounding landscape will be planted with native trees, shrubs, grasses, and other vegetation selected specifically for resilience to local climate conditions, thereby eliminating the need for supplementary irrigation.
The project is strategically positioned in close proximity to Warsaw Chopin Airport on Kinetyczna Street, adjacent to the Warsaw Southern Bypass (S2 expressway) and the S79 expressway (connected with Marynarska and Sasanki Streets), with access to the airport apron on its northern side.
