Over time, some office locations enhance their position in the eyes of tenants while others – lose popularity. The reason for this change usually results from communication infrastructure as its development can create new business regions. JLL has taken a closer look at tenants’ preferences regarding office locations on major Polish markets based on concluded lease agreements. The company focused solely on new deals – excluding renewals of already existing contracts and expansions – signed in Warsaw (in 2012 and 2016), and Kraków, Wrocław, Tri-City, Katowice, Poznań and Łódź (in 2011 and 2016).

Panattoni Europe announced the sale of Panattoni Park Warszawa–Konotopa, located in the Warsaw region. The multi-tenant logistics centre comprises two buildings totalling close to 50,000 sqm and is fully leased. After the sales transaction is completed, Panattoni Europe will retain responsibility for managing the park. 

During the last three years, companies have leased nearly 4 million sqm of modern office space in Poland. Taking the dynamic development of firms into consideration, 2017-2019 can generate office demand of up to 5 million sqm, JLL predicts.

Colliers International has extended the management contract with Triuva Kapitalverwaltungsgesellschaft mbH for another 2 years. Colliers will continue to manage the portfolio of 11 office properties with a total area of approximately 75,000 sqm. All buildings are located in Warsaw.

The office market in Warsaw maintains momentum with demand for office space reaching 194,000 sqm in Q1 2017. JLL summarized Q1 2017 on the office market in Warsaw.

Skanska helps introduce the WELL Building Standard (WELL) to the market of Central and Eastern Europe. WELL is the preeminent building standard to focus on enhancing people’s health and well-being through the built environment. Spark is one of the first office buildings to pursue WELL Certification in Poland. Skanska will also apply for certification for its projects developed in the Czech Republic, Hungary and Romania.

Europa Capital and WX Management Services have completed the acquisition of the Radisson Blu Centrum Hotel in central Warsaw.  

Poland’s retail market is likely to grow by 511,000 sqm of space in 2017, including 388,000 sqm in the shopping centre format alone. JLL summarized Q1 2017 on the retail market in Poland. 

GTC has signed an €11.4 million investment loan with Berlin Hyp Bank for the refinancing of the previous loan agreement for the Corius office building. The Class A office building offers a total leasable area of over 9,700 sqm and is GOLD LEED certificated.

Cushman & Wakefield has been appointed property manager of the Prosta Tower office building in Warsaw. A special open-ended real estate fund managed by Credit Suisse Real Estate Investment Management Germany is the owner of the scheme. The property management agreement was signed in December 2016.
