Those districts of Warsaw which can be reached by metro are becoming more attractive, according to JLL’s latest report. Can Bemowo match the rapid development taking place in Wola and Praga Północ?

Poland has maintained its dominant position in the investment market in Central and Eastern Europe with the highest diversity and liquidity of products and diversity of investors. Demand remained high in all sectors, but office transactions were clearly dominant.

pbb Deutsche Pfandbriefbank provided an investment loan and a VAT facility of €90 million in total to two real estate funds managed by Credit Suisse Asset Management. Zeitgeist Asset Management, a company specialising in property development and asset management for the private and institutional investors, purchased from the Orange company, on 29 August, a complex of real properties located 300 meters from the Palace of Culture and Science, at Nowogrodzka and Św. Barbary Streets in Warsaw.

JLL has been selected by White Stone Group as property manager for the Celebro office building in Warsaw. The building has already been commissioned for use and its first tenants will relocate to the project in September 2019.

Joki Sp. z o.o. - a subsidiary of Marvipol Development - has finalized the purchase of a plot of around ​​2.6 ha, located on Bokserska Street in Warsaw. The transaction value is €12.44 million (PLN 54.3 million). The sale process was organized by experts from the international advisory firm JLL representing the vendor.a

Following the acquisition of the Warsaw Spire Tower high-rise, Immofinanz is taking a further step to optimise its office portfolio in Warsaw. A new multifunctional concept was prepared for the EMPARK office location, which originally covered 117,000 sqm of rentable space, to meet the demand for mixed-use through the inclusion of residential and commercial areas. Immofinanz plans to concentrate on the management and further modernisation of the four EMPARK office buildings, while the section designated for housing will be sold to the Polish developer Echo Investment.

Panattoni Europe embarks on the largest project in the Warsaw region. The new facility, A2 Warsaw Park, will total 102,500 sqm of space and will be located next to the Grodzisk Mazowiecki Junction and the A2 motorway. The first tenant has already been secured – Raben Logistics Polska, taking up 30 per cent of the space. Project completion is planned for Q1 of 2020.

Parties to the largest lease transaction in the history of the Polish office sector included Golub GetHouse and Mennica Polska SA, investors in the Warsaw-based Mennica Legacy Tower and mBank, which ultimately leased 45,600 sqm of the investment. The building has been fully commercialised a few months before the completion of construction works.

Immofinanz has successfully finalised the acquisition of the Warsaw Spire Tower through the purchase of the respective real estate holding companies. The closing took place today, 11 July 2019, following the release of the transaction by the Polish antitrust authorities. The sellers are the Ghelamco Group, which completed the tower in 2016, and Madison International Realty, a global real estate private equity firm. The agreed property value for the office tower equals roughly €386.0 million. The expected annual rental income based on invoiced rents totals approximately €19.6 million.
