The office markets of Central European capitals are growing dynamically with the number of new leases on the rise and vacancy rates hitting record lows in several cities. In light of all this it is no surprise that development activity is also heating up on the most popular markets of the region.

Commerz Real has founded a joint venture together with Unibail-Rodamco for the Prague shopping centre Metropole Zlicin, which has until recently been fully owned by its open-ended real estate fund hausInvest. To this end it has sold 50 per cent of its shares in the property company to Unibail-Rodamco. It was agreed that confidentiality be maintained on the purchase price. Unibail-Rodamco will be assuming the asset and property management for the centre.

ICP Capital Partners has entered the Czech investment market with the acquisition of Na Rybníčku office building from an Irish private investor. The purchase price is believed to be approximately €5 million (CZK 130 million).

Corpus Sireo Real Estate has acquired the Oasis Florenc office property in Prague from an international investor. The purchased asset is located near the Vltava river and will now be included in the pan-European DEREIF SICAV-FIS fund. The parties agreed not to disclose the purchase price.

CBRE won the tender from REICO IS ČS for managing the 13,800 sqm Qubix office building, located in Prague 4, which is certified according to the LEED Platinum methodology.

The total transaction volume on the CEE hotel investment market increased to €700 million in the first half of 2017 from the €630 million transacted in H1 2016. This represents a yearly growth of 11 percent which is significantly larger than the 0.3 percent growth registered in the western part of Europe. High yields, booming tourism and strong economic growth are the main reasons behind growing interest in the hotel markets of Central and Eastern European capitals on the behalf of international investors.

Neinver, a Spanish company specialised in investment, development and management of property assets, has announced the opening date for Prague The Style Outlets, located in the capital of the Czech Republic. A joint project between The Prague Outlet and Neinver, Prague The Style Outlets will open its doors in 26 April 2018.

BMO Real Estate Partners announced the purchase of a high end department store in Prague, which is occupied by Van Graaf, on behalf of its pan-European retail property investment fund. BMO Real Estate Partners acquired the building from MTK Developments, a Vienna-based European real estate firm specialising in value-add investments.

Prologis has begun construction of a new 14,477 sqm speculative facility at Prologis Park Prague-Airport. The expected completion is for the first quarter of 2018.

Prologis has begun construction of a new 23,710 square metre build-to-suit facility at Prologis Park Prague-Rudna for VAFO PRAHA, the Czech family-owned pet food producer. With construction of Building 19, the park will be fully developed and will comprise almost 250,000 square meters of distribution space.
