Not the strongest Q1 for Prague’s office market

Gross take-up (including renegotiations and subleases) on the Prague office market in the first quarter of 2018 amounted to 85,700 sqm, representing a decrease of 51% compared to the previous quarter and a decrease of 19% in year-on-year comparison. Prague office building sold for €9.5 million

JLL helped with the sale of an office building in Chodov, Prague. The project on Roztylská with an area of over 9,000 sqm was sold at the purchase price of €9.47 million (CZK 240 million). The seller was PSN and the buyer was Vinton Development s.r.o. It is the largest transaction ever provided by S&MI (Small & Medium Investments) department under the leadership of Pavol Bak.

Coworking is taking the Czech market by storm

The area of shared offices in Prague will grow by 66% year-on-year. At the end of 2017 the total area was 16,500 sqm, and in 2018 it will increase to 27,500 sqm as the market delivers 11,000 sqm. The majority of these centres have been pre-leased. Shared offices are used in the regions as well. There are 76 coworking centres across the Czech Republic with a total area in excess of 25,000 sqm. According to Cushman & Wakefield’s estimates, the current area of shared offices will double by 2020.

Rising prices on Prague’s residential market

New projects are building up slowly, the number of commenced constructions are declining and high demand remains. At the end of last year, approximately 8,100 units were under construction in Prague. This is the lowest result since 2014. The total number of completions reached 6,176 apartments which is 5% below 2016 levels. 2018 will most probably not bring a major change, rather the opposite. In 2018, the construction of around 3,800 new flats will commence, the lowest figure since 2009. About 5,000 units will be completed, marking a significant decline compared to 2017.

Prague to see new hotel conversions

The Czech hospitality market has been achieving above-average performance rates thanks to a steadily growing number of tourists. This has had a positive effect on hospitality properties whose yields ranging between 6% and 7% are noticeably higher than the yields in other commercial sectors, specifically retail, office and industrial. They are also attractive with rents guaranteed for a long time. As a result, converting office space into hospitality facilities is becoming a frequent choice among both domestic and international investors. Czech operators can compete with foreign ones quite capably and tend to be the preferred choice for hotel owners. Just about 14% of the local market operators are international brands.

Skanska’s co-working chain enters Prague

One of the fastest growing co-working chains has announced its entry into the Czech market. Business Link, hosted by Skanska, will open its first location in Prague in July of this year. At the Visionary office building located in Prague 7, the company will offer around 4,700 sqm of co-working space, including space for approx. 100 people, 159 private offices, and five conference rooms.

New leases

  • Borg Automotive Group will move into new premises at HI Piotrkowska office building in Łódź in February 2025. It will occupy approximately 300 sqm. Brookfield Partners supported the tenant in the negotiation process.
  • TK Maxx shop will be opened at Ferio Konin (central Poland). The brand will occupy 2,000 sqm of space in the extended part of the shopping centre.
  • In November, RTV Euro AGD will open four new shops in four Polish cities: Wrocław, Mikołów, Bydgoszcz and Szczecin. Shops will be opened in Galeria Dominikańska in Wrocław (sales floor area of 950 sqm), Park Handlowy in Mikołów (570 sqm), CH Focus in Bydgoszcz (555 sqm) and Vendo Park in Szczecin (480 sqm).

New appointments

  • From November 1st 2024, Izabela Potrykus is to take on the role of head of the leasing team at CPI Property Group (CPIPG) and take on responsibility for 20 office buildings with a combined area of 516,000 sqm.
  • Knight Frank continues to strengthen its European management team with the appointment of Charles Taylor as CEO of Knight Frank Poland. He is a former Managing Director of Cushman & Wakefield Poland.
  • Immo lab, a consultancy specialising in strategic investment advice in the real estate sector, announces that Bartłomiej Ciemała is joining its team to take up the position of director of investment development.
