MLP starts construction of new BTS facility near Poznań

MLP Poznań witnessed a foundation stone laying ceremony for a new project to be developed for HAVI Logistics. Once completed, the new facility – comprising 16,000 sqm of space – is scheduled for handover at the beginning of the second half of 2024. The project contracted to WPIP Construction, will undergo a BREEAM New Construction certification of ‘Excellent’.

Polish industrial market slows down, but remains strong

After the very successful years of 2021 and 2022, known as the golden period of development of the industrial market in Poland, 2023 was a period of greater challenges due to a change in the macroeconomic situation. The main reasons were high inflation, which affected the purchasing power of consumers, persistently high-interest rates, and uncertainty over the eastern border. The market grew, but at a slower pace, especially in the first half of the year, to accelerate at the end of 2023. Development activity in January-December 2023 amounted to 3.7 million sqm (-16% y/y), and as a result, the sector's total stock rose to 31.7 million sqm (+13% y/y). Another 2.8 million sqm (-16% y/y) remains under construction, about half of which is not under signed lease. Gross take-up (which does not include short-term leases) amounted to 5.6 million sqm, and despite a lower result versus 2021-2022, it was significantly higher than in the pre-pandemic period, i.e., 2018-2019, says Axi Immo.

CTP launches new construction in Rzeszów

Energy from solar farms flows to Warsaw UNIT

Ultimately, more than 10 MW of green energy from photovoltaic farms will power Warsaw UNIT, an office building developed and owned by Ghelamco. It is the first skyscraper in Poland entirely powered by green energy. Funding for the innovative remote farm project was provided by ESCOlight, and the contractor is Revolt Energy, part of the Blachotrapez Group.

New leases

  • The Apart brand jewelry store in the Cetrum Serenada retail centre in Kraków will be larger. The jewellery chain will enlarge its premises by an additional 40 sqm and will ultimately occupy 160 sqm. The opening of the store in its new layout is planned for the first half of this year.
  • Jingdong Logistics, a subsidiary of JD.com has secured a lease of 9,600 sqm of modern warehouse and office space at MLP Pruszków II. The tenant will commence operations at the site in March, while full facility availability is anticipated by July 2025. Jingdong Logistics was represented in the transaction by BNP Paribas Real Estate Poland.
  • Square 7, part M Core, has named Anca Merdescu as its new Head of Investments. With two decades of real estate experience, including time at a leading agency and in commercial banking, she will lead the company's investment strategy, acquisitions, portfolio management, and overall investment performance.

New appointments

  • Tomasz Chojnacki has taken up the position of Deputy Head of the Office Department of CBRE Poland. In his new role, he is responsible for the management and development of the office sector and the development of a coherent business plan for all services for clients in this market segment.
  • Mantor E2K, a company specialized in industrial and logistics constructions, has appointed Radu Vlad as its Business Development Manager. He brings over 20 years of experience in industrial and real estate project development to the role, having coordinated projects with a combined value exceeding €180 million.
  • At the beginning of February, Michał Chodecki became the head of the Warehouse & Logistics department of Savills Poland. The new director is responsible for the strategy and direction-setting of this business line and building relationships with key clients.
