Adventum International acquires Wrocław office building

Adventum International, a Malta-based boutique investment fund manager, has acquired yet another property in Poland. The 17, 000 sqm Centrum Orlat office building at Plac Lwowskich in Wrocław was purchased from seller EFL Service S.A. being part of the financial groups of the European Leasing Fund S. A. With this transaction Adventum’s Quartum Polish office portfolio grew to 63.000 sqm GLA.

Echo Investment increases portfolio value by 20%

In Q1 2020, Echo Investment commissioned four housing projects and two office buildings, sold 399 apartments and handed over 190 to clients, started the rental process in the second Resi4Rent building in Wrocław and secured the purchase of attractive plots of land on which 4,000 apartments can be built. During this time, the Group’s next profit exceeded PLN 40 million.

Swedish investor buys into Polish company Capital Park

Europi Property Group has acquired a 12.3% stake in Capital Park, an owner, operator and developer of office and mixed-use assets in Poland, predominantly Warsaw. While EPG had been tracking the company since late 2019, the opportunity to invest arose as a result of the market distress in March, enabling the acquisition at an attractive discount to the net asset value.

Gross office take-up in Poland grows by 33%

In Q1 2020, the total office stock of Poland’s nine largest markets (Warsaw, Krakow, Wrocław, Tricity, the Upper Silesian and Zagłębie Metropolis, Poznań, Łódź, Lublin, and Szczecin) reached close to 11.3 million sqm, up by 5% on the same period in 2019. Over half of Poles visited shopping centres soon after reopening

According to a study conducted by research body Inquiry for the Polish Council of Shopping Centres (PRCH), 51% of those surveyed visited shopping centres in the first week after they reopened following the easing of the lockdown measures. Out of these, 64% visited shopping centres to make specific purchases, while 31% went to browse the stores or to seek out promotions.

Demand could increase for BTO logistics projects

The COVID-19 pandemic caused chaos across the global economy. Within the commercial real estate market, logistics has weathered this storm better than other sectors, allowing planning of new developments to gradually resume following price corrections. Savills to manage Szczecin mixed-use complex

Savills has been appointed property manager of Posejdon, a €78 million (PLN 350 million) office, conference and hotel complex in Szczecin. The building is entering an operational phase, with more office tenants moving in and the first retail stores now open. The opening of two hotels (four- and three-star hotels) is scheduled for the second half of 2020.

New leases

  • UDH, one of Poland’s largest distributors of premium imported beers, has leased approximately 1,400 sq m of modern warehouse and office space at the Park Rysy Kraków distribution centre. The tenant, which has chosen to expand its operations in southern Poland, was once again represented by AXI IMMO.
  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.
  • Natland Group has committed to its long-term presence at Prague-based Rohan Business Center through a lease extension covering 2,004 sqm of office space, together with storage facilities and dedicated parking spaces, in a deal brokered by iO Partners.

New appointments

  • Indotek Group has announced the appointment of Diederik Bakker as Group Chief Investment Officer and Group Head of Asset Management. In his new role, the Dutch real estate investment professional will gradually assume responsibility for the company's ITAM (investment, transaction, and asset management) activities across 12 European countries, supporting the next phase of Indotek Group’s growth. His focus includes facilitating sound investment decisions across Europe and developing a group-level portfolio management strategy that combines local market knowledge with international asset management know-how.
  • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
