New home sales grow in Poland in 2019

Developers operating on the six largest Polish cities sold a total of 17,600 units in the fourth quarter of 2019, which is 9% more than in the previous quarter. This increased annual sales to 65,400 units, which is nearly 1% better than last year. It was also the second-best result in the history of the primary housing market in Poland, according to JLL’s report.

KGAL buys Warsaw office building

The acquisition of the Prosta Office Centre (POC) from Cromwell Property Group follows the 2018 purchase of the Spark office complex. Madison buys into €500 million Polish logistics platform

Madison International Realty has acquired a 46.5 per cent equity stake in European Logistics Investment platform (ELI), a circa €500 million Polish real estate portfolio, from majority owner Redefine Properties Limited, a South-African based Real Estate Investment Trust (REIT). The transaction is Madison’s first major logistics acquisition in Europe as it looks to increase its exposure to the asset class.

Union Investment buys two hotel projects in Poland

Union Investment has agreed to acquire two planned hotel properties in Kraków and Katowice with a total of 527 rooms. The developer, vendor and future operator of the two midscale hotels, which are scheduled for completion in autumn 2021, is UBM. The purchase price of the ibis Styles-branded hotel in Kraków and Mercure-branded hotel in Katowice is approximately €86 million in total. Both leases run for 25 years.

New leases

  • Galeria Askana in Gorzów Wielkopolski has significantly bolstered its retail mix by signing a lease agreement with HalfPrice for a unit exceeding 2,000 sqm. The off-price retailer, part of Grupa Modivo, is scheduled to open its doors at the end of August 2026. The project features a large-format layout with the potential to expand the footprint to nearly 2,700 sqm.
  • The global fintech group - Capital.com - has extended its lease agreement for 3,000 sqm of office space in the Skyliner office building in Warsaw until 2032. Over the past 12 months, lease extension agreements for a total of nearly 12,000 sqm have been signed in the building.
  • REHAU, a global manufacturer of advanced polymer solutions, has signed a lease for approximately 4,100 sqm of space at MLP Business Park Poznań. The new facility will integrate warehouse operations with modern office space and a dedicated showroom for product presentations, corporate meetings, and technical training.

New appointments

  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
