Equilis and Acteeum have sold the Silwana retail park in Gorzów Wielkopolski to Big Polska. The asset was sold for €40 million, which makes it one of the highest transactions in the Polish commercial property market this year.

At the end of the first half of 2024, the investment market rebounded, reaching a transaction volume of €1.8 billion, which is double the year-over-year value. In the office market, several transactions finally appeared in regional cities, and in the retail sector, the largest transaction since Q1 2022 was finalized. The warehouse sector, on the other hand, is still waiting for large transactions. Hotels are enjoying increased popularity, and in the residential segment, 5 transactions were closed in Warsaw, says Avison Young.

The last two years have not been the best for the European real estate market, including in Poland. However, it seems that the worst is behind us. This is confirmed by the growing interest in Poland from foreign investors. This also applies to investors from the UK, who can still effectively diversify their portfolios on the Polish real estate market. Invesco Real Estate has completed its first mezzanine lending deal in Central Europe on behalf of Invesco Real Estate Europe Fund III – SCSp (Europe III). The €20 million loan has been secured against the BTS logistics facility in Psary (Upper Silesia, Poland), recently completed by DL Invest.
