The company Záhradnícka Property s.r.o., which belongs to the Austrian banking group Raiffeisen, has received a zoning decision for its project Záhradnícka – Bajkalská in Bratislava, reports ASB.sk.
In 2021, the company submitted the development of a mixed-use project to the environmental impact assessment. It was completed in December 2022 and moved the development forward in the permitting process. In June 2023, the investor submitted a proposal to issue a zoning decision. A few days ago, the Ružinov district in Bratislava issued a zoning decision on the location of the building on Polyfunctional buildings A1, A2, Záhradnícka – Bajkalská.
According to the decision, the total plot area is almost 11,000 sqm, of which 3,731 sqm will be used for construction. The usable area of the development exceeds 38,000 sqm. These numbers indicate, that the project belongs to the larger scale category.
The project is divided into two stages. As part of the first phase, building A1 will be built with six floors of offices and in addition to the office part, 422 sqm of commercial space will be available. The investor anticipates the location of a showroom, a cafe and a bank exposition. As part of the second stage, a larger object A2 with nine above-ground and two underground floors will be created. Estimated financial costs are €40-45 million.
