A few weeks are left until the opening of the first stage of the new Vydrica district in Bratislava's centre developed by Lucron together with Vydrica. More than two hundred apartments and 19 retail units of 3,148 sqm are expected to receive approval for building use every day.
Passers-by can already see the final appearance of the facades of all buildings, and two new streets - Floriánska and Oeserova - are also undergoing completion. On the waterfront, the Vydrica Offices building offering A-class premises for sale, is already in an advanced stage of construction.
Several retail brands are known: the Bistronomy restaurant and Ristorante Italiano Da Cono i tre somari, YEME groceries, the new Love Them Space hub, the KRUH bakery, and Dr. Max Pharmacy. More brands are under negotiation. The 1st stage also includes an underground garage for residents and the public. A third of the parking spaces will be prepared for electric charging stations. The public will also be able to use 8 high-speed charging stations.
On Floriánska Street, the main of the whole district, large-scale pots designed for planting mature trees are already embedded with a stone pavement around them. A suspended street lighting system is installed and boxes with connections to water, waste and electricity will also be installed directly on the street for possible stands during events so that there is no need to deal with supply lines from retail units.
The density of the buildings, the height of the houses and the width of the streets are derived from the original structure of historical Vydrica or directly copied from the neighbouring streets of the adjacent city centre.
A specific feature of the 1st stage is the two ice pits, which have undergone reconstruction. In the past, ice pits were used to store ice from the glaciers of the Danube and served as natural refrigerators. The icehouses and the underground warehouses on the slope of the castle rampart in Vydrica are among the best-preserved examples of this type of urban architecture since the Middle Ages.
There are 207 apartments in the 4 buildings of the first stage, and their composition differs on each floor in size, layout and orientation. The standard of all apartments includes floor heating, ceiling cooling and central air conditioning with recuperation. Each has electrically controlled external shading and aluminium windows with triple glazing, wooden floors, lacquered interior doors and finished bathrooms.
