Nagel-Group, one of Europe’s leading companies in food logistics, will lease one of the buildings within LemonTree’s Booster Zabrze complex. The tenant will move into the facility in the second quarter of 2025. The agreement between the companies has been signed for a 15-year term.
Nagel-Group specializes in temperature-controlled logistics, handling all temperature ranges for various food categories. Operating across Europe, the company employs over 11,000 people in more than 130 locations, including 800 in Poland. With approximately 7,000 vehicles, the company transports over 105,000 shipments of fresh and frozen food daily.
The tenant will occupy the first building in the Booster Zabrze project – over 30,000 sqm of warehouse space fully adapted to the requirements of the food industry, both for high-bay operations and a cross-docking area of 9,500 sqm. This will significantly enhance the efficiency of the group's logistics network. The entire building will be divided into three zones with temperatures ranging from 0°C to 18°C.
In the fresh zone, an in-rack sprinkler system will be installed to protect the building from fire. The cross-dock area will feature numerous warm dock doors and an entresol for packaging goods to meet the needs of individual customers. The facility will also be equipped with energy-efficient refrigeration devices, operating as ammonia chillers in an indirect glycol system. The building will be heated using heat recovered from refrigeration processes, supplemented by a heat pump.
Nagel-Group employees will also benefit from 2,600 sqm of office space, heated similarly to the logistics area using heat recovery from refrigeration. The top floor of the four-story main office building will be illuminated with natural light from all four sides, ensuring a fully comfortable working environment. The tenant will also have access to a separate two-story training building located by a water reservoir.

The building’s roof will feature a 2,500 kWp photovoltaic installation, significantly covering the electricity demand. Trailer washing stations will use water from the refrigeration system, and the entire process will take place without the use of chemicals. Low-emission cement will also be used throughout the complex.
“Our goal is to redefine the concept of logistics and service spaces. That’s why we place such great emphasis on pro-environmental solutions. At the same time, we do not forget about the local community, our investment neighbours,” says Bartłomiej Krawiecki, CEO of LemonTree. “We want our facilities to blend into the urban fabric and not be monofunctional warehouses. Therefore, we will prepare an open space for residents that will be an integral part of Booster,” adds Bartłomiej Krawiecki.
The complex will include a sports field and a gastronomic zone. There will also be an exhibition area for the local artists. The entire area will be enriched with biodiverse greenery, including tall trees and small architecture.
Booster Zabrze is being developed near the intersection of the A1 and A4 highways, right next to the Drogowa Trasa Średnicowa, the main traffic artery of Silesia. The entire complex will ultimately offer 111,000 sqm of logistics, service, and office space.
