The first larger building that is only intended for rental was opened within the Belgrade-based Skyline project in April and is already over 30% rented, which is a good rate of rental for buildings of this type, according to an opinion of Cordon consultants. 


The agency tracked 800 ads for apartments that were available for lease in October of 2024. Thus, a comparison of sales prices in newer projects and rental prices on ads shows that for newer projects, investment buyers can still achieve around 5-6% annual return on investment.   

Skyline has the potential to be a success because it provides tenants with both services and instills greater security than renting an apartment from individual owners. 

Out of 7,000 apartments sold, more than 3,200 apartments have been moved in, so the apartments available for rent represent less than 10% of the moved-in apartments. The prices of these apartments are mostly in the range of €20 to €30 per sqm, and the absolute majority are in the range of €25 per sqm+-10%.
