Fiege has leased more than 16,000 sqm in Panattoni Park Goleniów I, which is its third location in the Western Pomerania province. Cushman & Wakefield was responsible for providing assistance during the choice of location, negotiations and lease strategy development.

Fiege is a contract logistics provider specializing in supply chain management, distribution and transport services for multiple sectors, including e-commerce, fashion and manufacturing. In its new location, it leased approximately 15,400 sqm of warehouse space and nearly 800 sqm of office space. Fiege has been present there since June this year.

"Due to the rapid expansion of our client, Panattoni’s flexible approach to growing warehouse requirements during the lease term was extremely important to us. With the strong commitment of all the parties taking part in negotiations, we managed to work out an optimal solution. We are therefore more than pleased with the outcome because Goleniów has already become an important spot on the map of Fiege`s locations in Poland and I am strongly convinced that we have not said our last word here yet”, says Tomasz Przybył, Director of Sales and Marketing, Fiege CEE.

"I am delighted that we had the pleasure of advising on this transaction. Fiege has once again demonstrated that high-quality logistics outsourcing attracts new clients, which has opened up a new opportunity to start another operation in the Szczecin region, while Panattoni guaranteed flexibility in launching successive project phases. I am also pleased that this operation will be fully dedicated to e-commerce processes, which confirms that e-commerce continues to grow and although it is no longer reporting growth of several dozen per cent, its expansion is still notable and generates additional demand for warehouse space”, comments Damian Kołata, Partner, Head of Industrial & Logistics/E-Commerce CEE, Cushman & Wakefield.

Panattoni Park Goleniów I offers 60,000 sqm of warehouse space and is located in the Goleniów Industrial Park. Its key strength lies in its proximity to the A6 motorway and the S3 expressway, which provide easy access to other cities across Poland and Germany, as well as the vicinity of Szczecin-Goleniów Airport and Szczecin-Świnoujście seaport. Panattoni’s project has been BREEAM-certified, which translates into lower operating costs for tenants and supports them in achieving their climate goals.

"Panattoni has already delivered 800,000 sqm of industrial space in the region or two-thirds of the total volume. With the lease with Fiege, Panattoni Park Goleniów I is now fully let, which confirms not only its attractiveness but also the growing interest of business in the Western Pomerania market", says Dorota Jagodzińska-Sasson, Managing Director, Panattoni.

"Fiege`s new location is in close proximity to its successfully operating warehouse in Łozienica, adding to the company’s strength in the region. The warehouse space will be handed over to the new tenant in phases tailored to the operations of FIEGE’s German e-commerce client to allow for the optimization of future logistics processes. Office and social space in the warehouse will be delivered according to the tenant’s instructions on the basis of a meticulously curated design and with attention to detail,” comments Magdalena Taciak-Juszczak, Negotiator, Cushman & Wakefield.

FIEGE’s transaction is a testament to the growing strength of Western Pomerania in the Polish warehouse market. According to Cushman & Wakefield’s report Catching the Business Wave in Western Pomerania, the region’s warehouse stock has increased sixfold since 2016 to more than 1.2 million sqm at the end of the first quarter of 2024. Western Pomerania is likely to attract new investments as the land secured by developers offers up to 900,000 sq m of warehouse and logistics development opportunities.

"An undoubted advantage of Western Pomerania is its location, which attracts many investors from Germany, Scandinavia and other countries. This competitive advantage is further compounded by the availability of all modes of transport. The region lies at an intersection of international road, sea and rail routes, allowing for seamless movement of goods between the south of Europe and the Baltic Sea countries. All these advantages have also resulted in Fiege's decision to continue its growth in this region. The proximity of the German border guarantees short and competitive lead times in comparison with locations in Germany and an opportunity to offer foreign customers later cut-off times for placing orders for same-day picking. It will only be a matter of time before Western Pomerania sees more warehouse deals”, concludes Renata Krzyżanowska, Associate, Cushman & Wakefield.
