Bajkalská Street in Bratislava is a step closer to transformation into a modern city district. The mixed-use complex Aston 2.022 from the developer Estate 01 has already managed to obtain the first important approval - environmental impact assessment. The developer is moving to the next permitting stage, Yimba.sk reports.


The project will be constructed on the site of the former Hotel Aston, combining housing units, temporary accommodation and civic amenities. The project received a positive opinion from the Municipality at the beginning of 2023, which confirmed compliance with the City master plan. The highest part of the hotel block will reach 75 meters and 22 floors and offer apartments for rent on the top seven floors. Residential parts B1 and B2 will each have nine floors.

The project was delayed in the EIA process longer than expected, but it is now progressing and the developer is requesting the issuance of a zoning decision. 

In the EIA documentation, the start of construction is estimated for September 2023 and the start of operation for September 2026, which was already an extremely optimistic schedule at the time the plan was submitted. If there were no major complications in the next steps, implementation could theoretically begin next year.
