The reconstruction project of the Bajkal mixed-use building on Bajkalská Street in Bratislava has been given the green light for further development. The city has issued its approving binding opinion, the first step in the permitting process, reports SME.sk.


The mixed-use building Bajkal was constructed in the 70s of the last century. Its purpose was primarily to serve the neighbouring office building, known today as the headquarters of Jednota. After the revolution in 1989, the building became infamous thanks to its disco, sought after by dubious elements or members of the underworld. The building served the public until 2004 when it was closed and awaited its next fate. The first intention was presented to the public three years later. At that time, Unicredit Leasing Real Estate submitted a plan to the authorities, which envisaged its conversion into an office building.

However, there is currently a new project Bajkal Office Building submitted for permitting. The latter envisages the demolition of a neglected and derelict building. A new office building is to be built in its place, which will have one underground and eleven above-ground floors. Part of the mass of the building is to be finished on the sixth above-ground floor. A parking lot with a capacity for 76 cars is to be located on the underground floor of the project. On the second to tenth floors, the investor planned office spaces with corner terraces.

The company Real Estate Agency is the owner of the building. It is a subsidiary of the Eco-Investment group. The project was given the green light by the municipality. The investor can now contact the local building authority and request additional permits.
