
Car commuters to the Warsaw office district in Służewiec Przemysłowy have received an unexpected gift. Thanks to the cooperation of the owners of office buildings and the activists from the association ‘Lepszy Służewiec’, the often congested intersection of Postępu and Marynarska streets has been rebuilt. As a result of the changes, its capacity has increased by as much as 43 per cent.
The intersection of Marynarska and Postępu Streets has long been a sensitive point on the road map of Służewiec Przemysłowy. Due to the need to cross the tram tracks, the exit from Marynarska into Postępu during rush hour was a major inconvenience. To solve this problem, a group of owners of the surrounding office buildings - Adgar Poland (Adgar Plaza), AFI Europe (T-Mobile Office Park) and IAD Investments (D48) - financed and carried out the reconstruction of the intersection. The coordination of the project was entrusted to the activists of the association ‘Lepszy Służewiec’ - an organisation established in 2016 for the transformation of Służewiec into a model office and residential district.
The design of the changes was approved by the Traffic Management Office and the capital's top experts in the field. The reconstruction of the intersection was carried out in the second half of December to make it less inconvenient for the employees of the surrounding office buildings. Among other things, the barriers in the diverging lane along Marynarska Street were put in place, the traffic lights were rearranged and the settings of the sensors detecting tram traffic were optimised. The most noticeable change for drivers is the appearance of a green light for those turning at the junction. Until now, only the so-called green arrow, i.e. the possibility of conditional entry, was in operation here. This significantly reduced the capacity of the junction and generated traffic jams.
“The total cost of the project was fully covered by Adgar Poland, AFI Europe and IAD Investments. The adopted solution really improves traffic flow in this part of the district. Tests carried out in January by analysts from Consultants United showed that the traffic capacity of the intersection increased by as much as 43 per cent”, comments Jakub Gładysz of the ‘Lepszy Slużewiec’ Association.
“It is no secret that one of the ills of Służewiec Przemysłowy are traffic jams and obstructions. We want to consciously participate in urbanisation processes and are ready to commit our own resources to improve the situation. The investment, carried out in a model way with the Warsaw authorities, is also another expression of our commitment to the sustainable development of the area for the real benefit of the tenants of our offices and ordinary residents of the district. They will be able to get to work and home more quickly and comfortably”, said Michael Mevorach, Country Manager at Adgar Poland.
“Służewiec is no longer an office monoculture and looks completely different than it did even a decade ago. With a greater variety of functions, new road solutions and high-quality office buildings, the district remains an attractive location for many companies. The new organisation of the Marynarska and Postępu intersection is an example of a rather intuitive solution that significantly improves the comfort of residents, employees and visitors to this part of Warsaw”, says Grzegorz Jamroziak, Head of Commercial Asset Management at AFI Europe Poland.
“We welcome such changes as the reconstruction of the Marynarska and Postępu intersection. Warsaw is increasingly benefiting from the requirement for investors to redevelop the immediate vicinity of their investments. The real estate industry is taking responsibility for the urban space it shapes, which benefits both its clients and the residents of the area. In fact, Służewiec Przemysłowy is gradually changing its function and more and more residential projects are being built in the place of older office buildings. And the city can use the funds saved elsewhere”, said Jakub Dybalski of the Capital City Roads Authority (Zarząd Dróg Miejskich).
The reconstruction of the intersection of Postępu and Marynarska is not the only initiative of this kind in recent times - last December, a section of Suwak Street was put into use, which was also financed by local developers, including Adgar Poland and AFI Europe. The 600-metre-long road project has reduced car traffic on Postępu, Marynarska, Domaniewska and Konstruktorska streets.
