On February 20, the City Council in Bratislava is going to vote on important amendments to the city master plan, related to the construction of the Nové Lido by JTRE and Southbank by Penta Real Estate projects, reports DennikE.sk.
An entire city quarter is to grow on the green area near the Danube River. Penta Real Estate plans to build eight apartment buildings, a 34-floor residential tower, and five high-rise office towers in the Southbank project. The construction start is foreseen in 2027. The Nové Lido by JTRE will bring approximately 5,000 apartments to the market, offices and public amenities, including a large cultural and sports hall. Construction is to begin next year.
The projects are awaiting an environmental impact assessment in a process known as an EIA. The construction of Nové Lido to completion can take up to 20 years, in the case of Southbank it will probably be more than 10 years.
Activists and conservationists are angry that the city did not implement even a single one of their comments, and they accuse the municipality of not asking developers more for changes. The city defends itself by incorporating some of the activists' comments, such as the preservation of valuable trees.
The city wants to create a cultural axis between the Slovak National Theater and the cultural and sports hall on the other side of the river by a footbridge, which will be built by JTRE at its own expense.
The popular public beach should return to Nové Lido, while the space for boating clubs is also expected to be preserved.
Developers should pay the city a development fee, totaling approximately €28 million. The so-called induced investments, i.e. the construction of the service infrastructure that the new city quarter will require, will cost the developers approximately another €96 million.
