Alto Real Estate is preparing a new project in Rača district in Bratislava. The design has turned the former terminal into a warehouse complex.


Brownfield is located on the border between Rača and Vajnory districts in Bratislava. Alto Real Estate plans to build there a complex of municipal warehouses and Store.to sales and exhibition spaces. Small distribution centres, e-shops, facilities for various operations, production and services, or areas for shopping directly in warehouses should operate here.

The project was submitted for environmental impact assessment (EIA) in September last year. Shortly after obtaining the decision from the EIA, the developer also received a binding opinion from the city, and the zoning decision has already been issued recently.

Three main buildings are supplemented by technical infrastructure and will be divided into separate rental units, while each unit will be equipped with an entrance, parking spaces and pedestrian access. Facility A will consist of 22 individual units, Facility B will consist of seven units, and Facility C will consist of 10 units. The total number of parking spaces will be 218.

According to the EIA, the estimated start date of the implementation is in the last quarter of 2025, and the operation could start a year later. The costs are estimated at €24 million.
