Wroclaw overtakes Krakow as most booming regional market

There is currently 1.66 million sqm of office space under development in Poland, of which 965,000 is located outside Warsaw. Historically, this is the highest construction activity registered on Poland's regional markets, JLL reports. During the first three months of 2017, companies signed lease agreements for 371,700 sqm of office space, of which 177,700 sqm was leased on markets outside Warsaw.

Skanska invests €44 million in Warsaw office project

Skanska has launched the construction works of the second building of its Spark office complex in the Wola district of Warsaw. It will provide 18,000 sqm of modern office space and will be located at Serek Wolski. This ten-floor building, which will be developed during the II phase of Spark, will be delivered to market in Q1 2019.

CBRE GI acquires Prologis Park Ostrava

On behalf of its clients, CBRE Global Investors has bought Prologis Park Ostrava from Prologis for an undisclosed sum. The 65,910 sqm complex, comprising two buildings, on the D1 motorway has now been renamed Ostrava Logistics Park. It is fully leased to five tenants.

New office hubs on the rise in Poland

Over time, some office locations enhance their position in the eyes of tenants while others – lose popularity. The reason for this change usually results from communication infrastructure as its development can create new business regions. JLL has taken a closer look at tenants’ preferences regarding office locations on major Polish markets based on concluded lease agreements. The company focused solely on new deals – excluding renewals of already existing contracts and expansions – signed in Warsaw (in 2012 and 2016), and Kraków, Wrocław, Tri-City, Katowice, Poznań and Łódź (in 2011 and 2016).

Extensions are driving retail developments

Extensions to established shopping centres will be a significant driver of new floor space across Europe in the next two years, according to Cushman & Wakefield’s latest European Shopping Centre Development Report. 4.5 million sqm is expected to be delivered in 2017 and 2.3 million sqm in 2018. One-quarter of that will be attributable to the extensions of the existing shopping centres. In the Czech Republic extensions will make as much as 80%.

New office development to start in Debrecen

The construction of a new Class A office building was announced in Debrecen. The 22,000 sqm office building will be the largest office building in Eastern Hungary. The building, set to be completed in Q3 2018, is designed by Bord Architect Studio. Office leasing, green certification and project consultation will be provided by the Hungarian office of Colliers International.

P3 expands Poznań park by 31,900 sqm

P3 has celebrated the raising of the last pillar of a new, 31,904 sqm warehouse at P3 Poznań park in Poland’s rapidly developing Gądki logistics area. One-third of the building - 10,000 sqm - will be occupied by British American Tobacco Polska. The BAT space, which will be commissioned in August 2017, is being designed to meet the company’s specific needs. The remaining space is being built on speculative basis.

New leases

  • The Unisono chain has joined the ranks of tenants at Designer Outlet Sosnowiec (southern Poland). The women's clothing brand will occupy 115 sq m of space in the facility.
  • Borg Automotive Group will move into new premises at HI Piotrkowska office building in Łódź in February 2025. It will occupy approximately 300 sqm. Brookfield Partners supported the tenant in the negotiation process.
  • TK Maxx shop will be opened at Ferio Konin (central Poland). The brand will occupy 2,000 sqm of space in the extended part of the shopping centre.

New appointments

  • Agnieszka Słomka-Gołębiowska has resigned from her position as a member of the Supervisory Board and chair of the Audit Committee of Ghelamco Invest. The position of member of Ghelamco's Supervisory Board will be filled by Lidia Jabłonowska-Luby. An existing member of the Audit Committee, Jarosław Myjak, was also appointed to act as chairman of the Audit Committee.
  • MLP Group is from now on working with a smaller board of directors. Monika Dobosz has resigned from her position. She had served on the company's board since July 2022, when she was appointed to the board together with Agnieszka Góźdź.
  • After almost eight years at the helm of Savills IM's Polish office, Piotr Trzcinski is leaving the firm. He joined Savills IM in 2017.
