Strong appetite for Warsaw office space

The Warsaw office market maintains its strong momentum. This year’s total supply is expected to surpass 300,000 sqm, office take-up rose in the first three quarters of 2017 by 11.2% compared with the same period of 2016 and the vacancy rate is falling, shows the latest report by tenant-only advisory firm Cresa. The growth of the SSC/BPO sector and potential Brexit are likely to drive the Warsaw market going forward.

Atenor sells fourth building in Budapest complex

Atenor announced the forward sale of the fourth building on the Váci Greens complex in Budapest to a Hungarian private fund. Building D comprises 14,145 sqm of office space, 1,502 sqm of commercial units and underground parking for 260 vehicles. Scheduled for completion by the beginning of 2018, the building is already partially (25%) leased to Unilever and to retail traders. The purchase price is estimated to be around €44 million.

European high streets get more expensive

Soaring rents have seen London’s New Bond Street rise to become the world’s third most expensive retail street, while New York’s Upper 5th Avenue and Hong Kong’s Causeway Bay retain their first and second place rankings, according to Cushman & Wakefield. Prague’s Na Příkopě Street has improved its position from last year’s 23rd to the current 22nd in a chart of the 68 most expensive high streets.

New leases

  • A new H&M shop is already in operation at the Westfield Mokotów gallery in Warsaw. The store has an area of 2,250 sqm.
  • The Unisono chain has joined the ranks of tenants at Designer Outlet Sosnowiec (southern Poland). The women's clothing brand will occupy 115 sqm of space in the facility.
  • Borg Automotive Group will move into new premises at HI Piotrkowska office building in Łódź in February 2025. It will occupy approximately 300 sqm. Brookfield Partners supported the tenant in the negotiation process.

New appointments

  • Agnieszka Słomka-Gołębiowska has resigned from her position as a member of the Supervisory Board and chair of the Audit Committee of Ghelamco Invest. The position of member of Ghelamco's Supervisory Board will be filled by Lidia Jabłonowska-Luby. An existing member of the Audit Committee, Jarosław Myjak, was also appointed to act as chairman of the Audit Committee.
  • MLP Group is from now on working with a smaller board of directors. Monika Dobosz has resigned from her position. She had served on the company's board since July 2022, when she was appointed to the board together with Agnieszka Góźdź.
  • After almost eight years at the helm of Savills IM's Polish office, Piotr Trzcinski is leaving the firm. He joined Savills IM in 2017.
