The Green Point office building in Prague's Smíchov district will expand the assets of WOOD & Company's Office subfund. The eight-storey building has 7.5 thousand sqm of lettable office space available and at the moment half of it is already occupied. The amount of the acquisition from Ronaldsay B.V. was not published by WOOD & Company.
The eight-storey Green Point will become the third Prague office property owned by WOOD & Company's Office subfund. Since its inception in 2017, the fund has delivered an average annual return of 11.65% to investors, making it one of the most successful real estate funds in the Czech Republic and Slovakia.
The Green Point building, which was completed last year, is BREEAM certified at the Excellent level. Throughout the building, there is a strong focus on efficiency and a healthy environment. The building has eight floors above ground with 7,500 sqm of office space and three underground floors with parking.
"We currently have approximately 50 percent of the building's leasable area occupied and leases with additional tenants are to be signed. We believe we will be able to fully occupy the building in the coming months. The key tenants so far include companies from the logistics, fertiliser, IT and gaming industries," says Marek Herold, chairman of the board of the real estate fund Wood & Company.
Following the acquisition of Green Point, the fund's portfolio consists of six buildings in Bratislava, five in Prague and one in Warsaw.
