Developer Corwin has finished the residential complex Kvartet in Ljubljana. The first foreign project of a Slovak developer in Slovenia has obtained a valid building use approval and is almost completely sold out.

Corwin has announced the completion of its first residential complex in Ljubljana, which is also the company’s first investment in Slovenia. After the completion of 236 apartments, Corwin revealed plans for the development of another 1,600 apartments in the same city in the next decade.

A real estate bond sale in Slovenia worth €9.5 million was announced by Slovak property developer Corwin and Czech investment company Hartenberg operating in CEE.

The number of photovoltaic surfaces installed on SES shopping malls is constantly increasing. This year, SES has invested in the construction of photovoltaic systems in the five Slovenian shopping centres, namely Aleja, Citypark and Center Vič in Ljubljana, Citycenter Celje and Europark Maribor. The systems, boasting a total output of 4,300 kilowatts, have been in operation since July and August. They cover around one-fifth of the centres’ electricity requirement with a 1,200-ton saving in terms of CO2 emissions. The SES climate objective to fit photovoltaic systems on at least 50 percent of its available mall roof surfaces by 2040 has therefore already been achieved or exceeded to a significant extent in Slovenia. SES is currently operating four photovoltaic systems in Austria. An additional three locations are scheduled to be equipped with these systems by the end of the year.

CBRE SEE’s Capital Markets team has acted as a sell-side advisor to Zetland Capital in the disposal of the 11,800 sqm Situla Business Center office complex in Ljubljana, the advisory firm announced on LinkedIn. The buyer’s name and the purchase price have not been disclosed.

Real estate market players are starting to recognise the importance of data but finding the right way to collect, analyse and utilise it is still often a challenge. According to Dr Aleš Pustovrh at the EECFA, which conducts research on the construction markets of 8 Eastern European countries, residential construction boom in Slovenia continues and is set to peak this year. Nevertheless, with increasing interest rates on mortgage loans, residential construction will be facing significantly lower demand in the second half of 2023.

With sales up 18.5% and a €3.1 billion turnover compared to 2021, SES enjoyed a record year in terms of development since its inception in 2007. In 2022, SES invested in numerous sustainable measures such as the large-scale installation of photovoltaic systems and the ongoing interim expansion of e-charging stations, currently amounting to 175 charging points coupled with extensive LED retrofitting.

Slovak developer Corwin has gained the final building permit for its Ljubljana office project Vilharia. Slovenia's large office complex, which will be built on the brownfield area, is now set to start construction at the beginning of 2023. It will bring 36,000 sqm of prime office space into the centre of the Slovenian capital.
