Prologis expands in Bratislava

Prologis has announced that it will begin construction of a 21,140 sqm speculative facility at Prologis Park Bratislava to meet high demand from customers throughout the region. The building, DC15, will be situated on a 22.6-hectare plot of land that was acquired by Prologis in the second quarter of 2016. The plot has a build-out potential of an additional 66,000 square metres. DC15, like all newly built Prologis facilities, will be submitted for BREEAM accreditation.

In the last quarter alone South African investors have spent €1 billion in CEE and it is most likely that they won’t stop chasing higher yields anytime soon. Investors may face scarcity of attractive products in CEE

Investment into Central and Eastern European (CEE) countries (excluding Russia) for H1 2016 registered a substantial increase (59%) compared to same period of last year, surpassing €5 billion. Expectations are that for the entire year, investment volumes will reach and exceed the record volumes of 2015 with all CEE countries expected to perform strongly, says CBRE.

CEE investment volumes close to 2007 record levels

According to Cushman & Wakefield, robust commercial real estate investment activity in the core Central European markets of Poland, the Czech Republic, Slovakia, Hungary and Romania continued in the second quarter of 2016 and reached EUR 2.6 billion, a 56% increase on Q1. This has pushed volumes over the last twelve months to EUR 9.3 billion, close to 2007 record levels.

HB Reavis Group and HB Reavis CE REIF fund have jointly sold for €79 million a 132,000 sqm portfolio of logistics centres in the Czech Republic and Slovakia to Macquarie Infrastructure and Real Assets, part of the Macquarie Group, one of the largest global investment banking and diversified financial services groups in the world. The fully-occupied portfolio consists of 2 assets owned by HB Reavis Group and 2 assets held by HBR CE REIF.

Investors still seem to favour Poland within CEE

According to Cushman & Wakefield, strong investment activity in the core Central European markets of Poland, the Czech Republic, Slovakia, Hungary and Romania continued in the first quarter of 2016, with EUR 1.4 billion invested. The slight decrease in transaction volume of 5% compared to the corresponding period of 2015 was smaller than the 14% fall recorded for Europe overall. Q1 activity was also above the long-run average of EUR 1.2 billion since 2007.

New leases

  • Nest Leasing has joined the group of tenants of the Teal office building in the Off Piotrkowska Center complex in Łódź. The company will occupy nearly 250 sqm of space.
  • Infor has extended its lease agreement in the Retro Office House office building in Wrocław, owned by Globalworth. The company intends to remain in the building for nearly 5,000 sqm of space on the two top floors.
  • The Super-Pharm chain has joined the ranks of tenants of BIG Ostróda - the largest retail park in the Warmian-Masurian voivodeship in Poland. The premises have an area of 550 sqm. The centre is now 100% leased.

New appointments

  • Dom Development has announced changes to its Management Board. Monika Dobosz will become a Member and Vice-president of the Management Board. In this position, she will replace Leszek Stankiewicz, who has submitted a declaration of resignation from this position. Dobosz will be responsible for the company's finances.
  • Dariusz Blocher has resigned from the position of chair of Unibep. The supervisory board has appointed Andrzej Sterczyński as president of the company from January 1st, 2025.
  • Agnieszka Słomka-Gołębiowska has resigned from her position as a member of the Supervisory Board and chair of the Audit Committee of Ghelamco Invest. The position of member of Ghelamco's Supervisory Board will be filled by Lidia Jabłonowska-Luby. An existing member of the Audit Committee, Jarosław Myjak, was also appointed to act as chairman of the Audit Committee.
