While the retail and office segments are experiencing upward pressure on rental prices, the industrial market, despite being the least developed sector, saw increased activity.

More and more cities around the world are rediscovering the potential that lies in their waterfronts. Transforming old and dysfunctional industrial zones into lively areas with mixed uses has been trending for many years now and the Serbian capital has one of the most ambitious waterfront plans in the world. When new first broke about Belgrade Waterfront in the middle of the financial crisis few believed that the ambitious plans of Abu Dhabi-based developer, Eagle Hills would ever materialise. In 2016 however the wheels of the 1.8-million-square-metre megaproject are already set in motion, completely transforming the Serbian capital. Nikola Nedeljkovic, General Manager of Belgrade Waterfront talked to us about the 3-billion-euro development.

Latest news


New leases

  • Pure Ice is expanding its operations at the MLP Pruszków II logistics center. Under a new agreement, the tenant has increased its leased space by an additional 3,700 sqm. As a result, the total leased area for the company at the logistics park now amounts to 7,200 sqm, including 950 sqm of office space.
  • JD Sports opened a new store spanning 560 sqm in Iulius' Palas Iași complex. The brand opened another store in Iulius Town Timișoara last year.
  • A store of Malaysian chain Mr. DIY, offering home, DIY and decorative items, has opened in Gemini Park Bielsko-Biala shopping center. The new store occupies an area of nearly 600 sqm on the second floor of the mall. It is the fourth in Poland and the first in Bielsko-Biała for the Malaysian chain, which made its Polish debut in November 2024.

New appointments

  • P3 Logistic Parks has announced the appointment of Chris Zeuner as its new Chief Investment Officer (CIO), effective from the 1st of September, 2025. Zeuner has over 25 years of experience in real estate investment and capital markets, most recently serving as co-CEO, and prior to that as CIO, at 7R.
  • Piotr Krysztopa, a specialist in building technology and energy efficiency, is joining Avison Young's technical consulting department. He will strengthen the firm's expertise in data analytics and ESG solutions.
  • Leszek Stankiewicz has been appointed CEO of YIT in Poland as of 9th of April. YIT is the largest property developer in Finland, present in eight European countries. In Poland, the company has investments in Warsaw, Gdańsk and Kraków.
