According to the latest RICS Commercial Property Monitor, CEE countries – most notably the Czech Republic, Hungary and Romania – are still global leaders in occupier and investment sentiment. The Central European region’s most mature market, Austria is on a different path, however, with respondents reporting a broadly flat outlook.

Labour shortage and rising costs in construction are problems developers in CEE have had to learn to live with over the past years. Companies Iulius and Atterbury Europe have opened the Iulius Town mixed-use project in Timișoara, the largest investment in the region, adding up to a total of €442 million. Iulius Town entailed integrating Iulius Mall Timișoara into an extensive urban regeneration project, completing it with retail, office and entertainment uses.

The reconstruction of Magazinului Bucuresti, the former universal shop located at the crossroads of Lipscani Street and I.C. Bratianu Boulevard in Bucharest, will be finalized by the end of this year. The new building will accommodate diverse concepts, from retail and services spaces to office, co-working or dining spaces. Colliers International Romania was assigned as exclusive agent for the leasing of the project.

The Romanian real estate market recorded good results in the first half of 2019, with activity on office and investment segments getting more dynamic than that of some CEE peers. With the full-year GDP expansion figure likely to top 4%, Romania also remains an outlier in terms of economic performance when compared to other CEE economies. According to Colliers International Romania, there is a favourable perspective for the Romanian real estate market that could be maintained by year-end.
