Hungarian and Czech markets remain global leaders in market sentiment

According to the RICS Commercial Property Monitor, Hungary has the strongest occupier sentiment and the Czech Republic has the strongest investment sentiment among the 40 countries surveyed in Q1 2019. Market expectations remained fairly positive across Central and Eastern Europe in the first quarter of the year, with the share of those stating that we have reached the peak of current property cycle decreasing compared to previous quarters.

Investors not feeling the heat on climate emergency

According to the RICS Global Commercial Property Monitor (GCPM), 38% of respondents reported that climate risks are not important or irrelevant for investors. In addition, according to the Global Construction Survey (GCM), over a third, (36%) of respondents believe that though compared to two years ago, investor focus has shifted towards building designs that are energy efficient and carbon neutral, it is only limited to a few niche investors.

More market players consider CEE property to be expensive

Investment market momentum is still firmly positive across Central and Eastern Europe but an increasing share of market players feel that commercial property has become expensive in the countries surveyed by the RICS Commercial Property Monitor. Although the majority of the survey’s contributors believe that the market is in the peak phase of the property cycle, growth is set to continue in the coming year.

New leases

  • Vattenfall IT Services Poland will move to Grundmann Office Park A. It will occupy approximately 2,600 sqm in the Katowice office building owned by Cavatina Holding.
  • Panattoni Park Łódź West III is gaining a new tenant from the 3PL sector. Italian company Barth Italiana will occupy more than 5,500 sqm of space at the complex.
  • Moliera2, one of the most recognized brands in Poland's luxury market, has signed a lease at Metropolitan Warszawa. The company has leased over 1,300 square meters of office and retail space.

New appointments

  • Ewelina Szczepaniak joins the office space leasing team of CPI Property Group in Poland as Leasing Manager – Offices. She will strengthen a department responsible for the lease of 20 office buildings in Warsaw with a combined area of 516,000 sqm.
  • Julia Faltus-James, an accredited professional in WELL, ActiveScore and “Green Home” certifications, and Szymon Krawczyk, an energy transition expert, have joined the Strategic Consulting & ESG Advisory team of Cushman & Wakefield.
  • Management Board of Globe Trade Centre has announced that on the 3rd of December, the company received a written statement from György Stof on his resignation as a Member of the Company's Management Board.
