NEPI Rockcastle buys Gdańsk shopping centre for €250 million

NEPI Rockcastle, through its subsidiary, has acquired all the issued shares in the Forum Gdańsk shopping centre from a company ultimately owned by Blackstone-managed funds. The transaction encompassed the repayment of all the asset’s outstanding debt. Forum Gdańsk is a 63,500 sqm GLA shopping centre, situated in Gdańsk, the sixth largest city in Poland by population, with over 470,000 inhabitants.

Trei Opens its 32nd Vendo Park in Poland

Trei Real Estate just opened another retail park of its Vendo Park brand in Poland. It is located in Mielec, a small town of around 61,000 residents in the Podkarpackie or Subcarpathian voivodeship in south-eastern Poland. The new Vendo Park has a lettable area of around 7,000 square meters and is occupied by twelve retailers and a supermarket. On the whole, Trei invested c. €11.9 million in the property. As a result, the Vendo Park portfolio of Trei has just increased to a total of 42 retail parks, 32 of which are located in Poland while the others are in the Czech Republic and Slovakia.

Investment volume in Polish retail hits €822 million

High energy prices and rising inflation are affecting market conditions across Europe. According to economists' forecasts, the most difficult period will be the coming winter. However, Poland is in a more favourable situation despite rising inflationary pressures, as JLL experts argue in their latest report on the retail market in Poland for Q3 2022. According to Oxford Economics, Poland's GDP will grow by an average of 3.0% per year between 2022 and 2026, well above the average for the EU as a whole and the eurozone (1.8%). In addition, Poland is projected to see the greatest increase in retail spending until 2026. Oxford Economics also reports that retail sales, in real value terms, are expected to grow by 4.6% per annum until 2026, placing Poland among the top European countries.

Prague’s Pařížská becomes CEE’s most expensive high street

Following the pause caused by the coronavirus pandemic, Cushman & Wakefield has brought back the Main Streets Across the World report, ranking 47 countries by headline rents in best-in-class urban locations in each of them. The Czech Republic is newly represented by Prague’s Pařížská Street, which has replaced Na Příkopě as the country’s most expensive street. Among the other most expensive main streets of the world, Pařížská ranks 17th (Na Příkopě ranked 18th in 2019) and comes first in the CEE region. As compared by the survey, the highest prime rent achieved in Pařížská as of this year’s third quarter amounts to €2,719 per square metre per year, or approximately €227 per square metre a month.

Ghelamco sells Warsaw’s Plac Vogla retail centre

Ghelamco has announced that it has signed an agreement to sell Plac Vogla, a retail and service center in Warsaw’s Wilanów district. Investment group LCP Properties, which also acquired the Prochownia Łomianki retail park from the developer in October this year, has become the new owner of the building. The price has not been disclosed.

New leases

  • The Unisono chain has joined the ranks of tenants at Designer Outlet Sosnowiec (southern Poland). The women's clothing brand will occupy 115 sq m of space in the facility.
  • Borg Automotive Group will move into new premises at HI Piotrkowska office building in Łódź in February 2025. It will occupy approximately 300 sqm. Brookfield Partners supported the tenant in the negotiation process.
  • TK Maxx shop will be opened at Ferio Konin (central Poland). The brand will occupy 2,000 sqm of space in the extended part of the shopping centre.

New appointments

  • Agnieszka Słomka-Gołębiowska has resigned from her position as a member of the Supervisory Board and chair of the Audit Committee of Ghelamco Invest. The position of member of Ghelamco's Supervisory Board will be filled by Lidia Jabłonowska-Luby. An existing member of the Audit Committee, Jarosław Myjak, was also appointed to act as chairman of the Audit Committee.
  • MLP Group is from now on working with a smaller board of directors. Monika Dobosz has resigned from her position. She had served on the company's board since July 2022, when she was appointed to the board together with Agnieszka Góźdź.
  • After almost eight years at the helm of Savills IM's Polish office, Piotr Trzcinski is leaving the firm. He joined Savills IM in 2017.
