Local investors continue to drive Czech market activity

The volume of investments in commercial real estate reached a total value of €368 million in the Czech real estate market in Q3 2022. Most of the investment transactions were mainly in the office and retail segments. Czech investors were the most active investors in this period. Demand for prime real estate is still stronger than what is on offer on the market, Knight Frank said in its report.

Demand for warehouses in Poland remains very high

Any uncertainly around the future of Europe’s economy this year has so far failed to dampen demand for logistics space, with take up in H1 already 12% ahead of last year’s record. According to Savills, this is mainly due to the uplift in take-up of space in the Germany (4,61 milion sqm) and UK (3,93 milion sqm), while Poland (3,83 milion sqm) stands third among analysed countries.

Czech market reports more records in 2022

The Czech logistics and industrial real estate markets are reporting new record numbers for the first half of 2022, and the records are certainly not over. Shopping centres and retail parks are also enjoying success, and many new spaces in this segment are expected to be completed in the next two years. Last but not least, the office market has also been doing well with almost 50,000 sqm of office space opened and half of it already pre-leased, while another almost 30,000 sqm will be completed this year, according to an analysis by CBRE experts.

New leases

  • The Unisono chain has joined the ranks of tenants at Designer Outlet Sosnowiec (southern Poland). The women's clothing brand will occupy 115 sq m of space in the facility.
  • Borg Automotive Group will move into new premises at HI Piotrkowska office building in Łódź in February 2025. It will occupy approximately 300 sqm. Brookfield Partners supported the tenant in the negotiation process.
  • TK Maxx shop will be opened at Ferio Konin (central Poland). The brand will occupy 2,000 sqm of space in the extended part of the shopping centre.

New appointments

  • Agnieszka Słomka-Gołębiowska has resigned from her position as a member of the Supervisory Board and chair of the Audit Committee of Ghelamco Invest. The position of member of Ghelamco's Supervisory Board will be filled by Lidia Jabłonowska-Luby. An existing member of the Audit Committee, Jarosław Myjak, was also appointed to act as chairman of the Audit Committee.
  • MLP Group is from now on working with a smaller board of directors. Monika Dobosz has resigned from her position. She had served on the company's board since July 2022, when she was appointed to the board together with Agnieszka Góźdź.
  • After almost eight years at the helm of Savills IM's Polish office, Piotr Trzcinski is leaving the firm. He joined Savills IM in 2017.
