Q3 2023 sees robust leasing activity in Polish regional cities

According to the newest report by Newmark Polska, in the third quarter of 2023, office take-up in Poland’s regional city office markets reached nearly 200,000 sqm, while the development pipeline was below 400,000 sqm. High vacancy rates in existing office buildings mean that tenants have a wide choice of options. Both developers and tenants remain focused on ESG, functionality, flexibility and optimisation of office usage and lease costs.

Selection of offices in Polish regional cities is increasing

Total demand for office space on regional markets in the first half of the year was similar to last year’s level, but there were more vacant offices in all major markets, except Warsaw. Warsaw recorded a 30 percent decrease in demand for offices, and yet the vacancy rate decreased. Only a few office projects are being implemented across Poland, says Walter Herz.

The data is sourced from advisory companies from the commercial real estate sector (Axi Immo, BNP Paribas Real Estate, CBRE, Colliers, Cushman & Wakefield, JLL, Knight Frank, Newmark Polska, Savills) and includes information on existing modern office stock, new completions, take-up volumes and vacancy rates.

Tenant activity remains high in Warsaw's office market

In the first quarter of 2023, developers focused on regional markets in Poland. Kraków, Wrocław, and Tri-City have been enriched with new office spaces. Meanwhile, no new office buildings were built in Warsaw. Current interest from tenants remains at a fairly high level. Demand recorded in Q1 2023 was distributed proportionally to the Warsaw market and regional cities. Tenants attach importance to ESG issues and the comfort of working from the office for their employees. The challenge facing the office sector is rising service charges. New leases

  • Borg Automotive Group will move into new premises at HI Piotrkowska office building in Łódź in February 2025. It will occupy approximately 300 sqm. Brookfield Partners supported the tenant in the negotiation process.
  • TK Maxx shop will be opened at Ferio Konin (central Poland). The brand will occupy 2,000 sqm of space in the extended part of the shopping centre.
  • In November, RTV Euro AGD will open four new shops in four Polish cities: Wrocław, Mikołów, Bydgoszcz and Szczecin. Shops will be opened in Galeria Dominikańska in Wrocław (sales floor area of 950 sqm), Park Handlowy in Mikołów (570 sqm), CH Focus in Bydgoszcz (555 sqm) and Vendo Park in Szczecin (480 sqm).

New appointments

  • From November 1st 2024, Izabela Potrykus is to take on the role of head of the leasing team at CPI Property Group (CPIPG) and take on responsibility for 20 office buildings with a combined area of 516,000 sqm.
  • Knight Frank continues to strengthen its European management team with the appointment of Charles Taylor as CEO of Knight Frank Poland. He is a former Managing Director of Cushman & Wakefield Poland.
  • Immo lab, a consultancy specialising in strategic investment advice in the real estate sector, announces that Bartłomiej Ciemała is joining its team to take up the position of director of investment development.
