Prague housing supply still doesn’t meet demand

When it comes to residential real estate assets, Czechs are oriented largely towards an ownership model. The ratio of owner-occupied to rented apartments in Prague, for example, is approximately 70:30, similar to the EU27 average. Still, the Czech Republic is somewhat behind more advanced markets in terms of market evolution towards new trends. However, with the shift to hybrid working, intense talent searches, and the growth of the business services sector, Prague and other large Czech cities will need more flexible housing solutions soon. The average bid price for a newly built apartment in Prague was approximately CZK 155,000 per square meter during Q3 2022. This represents an increase of 7% since the start of the year, according to an analysis done by Colliers.

AFI Europe to build 172 more rental flats in Prague

The AFIhome Karlín rental residence project with 172 apartments from AFI Europe has been approved. This is the second rental housing project by AFI Europe, this time for CZK 1 billion (€41 million). The apartments will be available for move-in in spring 2023, the developer announced.

Zeitgeist to finish reconstruction of Prague palace in 2023

Zeitgeist Asset Management continues the complete reconstruction of the almost 100-year-old Dunaj Palace on Národní třída in the centre of Prague. The aim is to return the building to its original splendour and refinement from the 1920s. According to the developer, the spirit of the time in which the building was built will be preserved, but the building will be equipped with the most modern technologies of today. The developer announced that the building will be ready for occupation at the end of 2023.

Bank HQ in Prague could be turned into apartments

Czech company Jamp, which focuses on property rental, has bought the former headquarters of Raiffeisen stavební spořitelna in Prague. The company is now considering turning it into a residential property. Neither party has disclosed the purchase price. The group plans to make further property purchases outside the Czech market, Nikolina Peričová, the company's Managing Director, told the daily HN.cz.

Prague offices wait for employees to return

In Q3 2022, some companies in the Prague office market experienced problems with convincing employees to return to the offices. Therefore, the experts are expecting that the companies will reduce their existing leased space after their leases come to an end. Despite this expectation, 18,200 sqm of modern office space was completed and the premium rents grew and there was a decline in the vacancy rate, says a new Knight Frank report.

Prague office market grows by 21% in 9 months

New leases

  • The Unisono chain has joined the ranks of tenants at Designer Outlet Sosnowiec (southern Poland). The women's clothing brand will occupy 115 sq m of space in the facility.
  • Borg Automotive Group will move into new premises at HI Piotrkowska office building in Łódź in February 2025. It will occupy approximately 300 sqm. Brookfield Partners supported the tenant in the negotiation process.
  • TK Maxx shop will be opened at Ferio Konin (central Poland). The brand will occupy 2,000 sqm of space in the extended part of the shopping centre.

New appointments

  • Agnieszka Słomka-Gołębiowska has resigned from her position as a member of the Supervisory Board and chair of the Audit Committee of Ghelamco Invest. The position of member of Ghelamco's Supervisory Board will be filled by Lidia Jabłonowska-Luby. An existing member of the Audit Committee, Jarosław Myjak, was also appointed to act as chairman of the Audit Committee.
  • MLP Group is from now on working with a smaller board of directors. Monika Dobosz has resigned from her position. She had served on the company's board since July 2022, when she was appointed to the board together with Agnieszka Góźdź.
  • After almost eight years at the helm of Savills IM's Polish office, Piotr Trzcinski is leaving the firm. He joined Savills IM in 2017.
