Savills IM buys one more distribution centre in Poland

Savills Investment Management has acquired a logistics property in Łódź, Poland, and two adjacent distribution centres in Den Bosch, the Netherlands, for a total of c. €52 million. The Polish property was purchased on behalf of the Savills IM European Logistics Fund 2 (ELF 2) portfolio, which now comprises 26 properties. The two Dutch logistics properties constitute the third transaction on behalf of the European Logistics Fund 3 (ELF 3), which was launched in late 2019.

Retail parks drive Poland’s retail supply growth

Retail parks have been the biggest beneficiaries of the structural retail changes in Poland over the last ten years. Their number has doubled and increased their share in total retail stock by 4 pps. In H1 2020, developers completed nearly 148,000 sqm of modern retail space in large scale projects (GLA>5,000 sqm). Of this new supply, 67% was delivered in the shape of eight new retail parks and three extensions of existing schemes. Almost 450,000 sqm of GLA is still under construction with initial completion dates set for 2020 and 2021. Retail parks account for nearly 26% of this volume. JLL and Trei Real Estate Poland summarised the situation regarding these projects at the end of H1 2020, and outlined the development prospects for this commercial real estate sector in Poland.

Accolade closes €153 million refinancing deal with Aareal Bank

New leases

  • Promatic, a company that creates technological solutions, has signed a long-term lease for office space in Warsaw's Wola Center. The company will occupy 1,200 sqm on the sixth floor of the building.
  • FroGum, a distributor of car accessories has joined the group of tenants at the MLP Pruszków II logistics center near Warsaw. The company has leased 10,000 square meters of warehouse space. The transaction was advised by the Knight Frank agency.
  • HB Reavis Poland has signed a lease agreement with Alior Bank SA for 8,300 sqm of office space at Varso Place (Warsaw). The bank will move into Varso Place later in 2025. CMS Poland advised the building owner during the negotiation process.

New appointments

  • Maciej Müldner has been appointed as the new Chief Financial Officer (CFO) of MLP Group. An experienced executive, he has spent nearly 20 years contributing to the development of the Skanska Group in Central Europe.
  • Panattoni Income Fund has appointed Olaf Bruns as Managing Director Business Development DACH. Earlier this year, the fund’s team was also strengthened by Piotr Boruc, who took on the role of Head of Finance and Reporting.
  • CBRE has named Hristo Karakostov as Head of Advisory & Transactions Office Services Department for Bulgaria, within its Southeast Europe (SEE) office. He succeeds Monika Gajewska, who will continue to lead the Occupier Business Development efforts for the SEE.
