Echo Investment starts construction of Swobodna SPOT in Wrocław

ESG is shaping the office market in Warsaw

According to the latest report published by Newmark Polska, tenants in the Warsaw office market continue to carefully review their needs, including potential office locations, while landlords are actively adapting the standard of office space to occupier requirements. New leases, including pre-lets, accounted for more than half of all deals recorded in the third quarter, but renegotiations still represented a large proportion of total take-up. At the same time, there is still a strong interest in ESG solutions and their implementation.

Modern dormitories are sought-ater commodities in Poland

In Poland, on average, only 1 out of 100 students can expect a place in a modern dormitory. In Europe, approximately 15% of students can secure accommodation in dormitories. According to JLL research, the current unmet demand for student beds in dormitories reaches 4.7 million in the largest European cities. Poland, with 1.2 million students, ranks sixth in Europe in terms of the potential market for student accommodation operators, not far behind Spain and Italy.

Lux Med to join Lakeside in Warsaw as main tenant

Lux Med Group, a provider of private healthcare services market in Poland, has leased more than 13,000 sqm of office space in Atenor's Lakeside property. Occupying more than half of the building's space, Lux Med has therefore become Lakeside's biggest tenant, whereas the deal is the largest single office transaction of the Warsaw office market so far in 2023. The new Lux Med office will open in the second half of 2024.

Nunner secures almost 23,000 sqm at Hillwood & LCube Wrocław East

Nunner Logistics has signed a lease agreement for 22,869 sqm of warehouse space and 285 sqm of office and social space at Hillwood & LCube Wrocław East park, currently under construction in Dobrzykowice near Wrocław. Construction work is underway and is set to be completed by next July. The project is being developed in partnership between Hillwood and LCube, with Hillwood acting as investor and LCube as Development Manager, coordinating the development of the facility.

Investors to undertake aggressive strategies for European real estate

According to a survey conducted by Savills involving real estate investors with total Europe and Middle East assets under management (AuM) exceeding €500 billion, almost a third of investors are looking to adopt a more aggressive, value-added investment strategy over the next 12 months. This is up from 14% on last year’s survey, with only 28% expecting to deploy a more defensive strategy over the next 12 months, down from 55% last year.

New leases

  • UDH, one of Poland’s largest distributors of premium imported beers, has leased approximately 1,400 sq m of modern warehouse and office space at the Park Rysy Kraków distribution centre. The tenant, which has chosen to expand its operations in southern Poland, was once again represented by AXI IMMO.
  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.
  • Natland Group has committed to its long-term presence at Prague-based Rohan Business Center through a lease extension covering 2,004 sqm of office space, together with storage facilities and dedicated parking spaces, in a deal brokered by iO Partners.

New appointments

  • Indotek Group has announced the appointment of Diederik Bakker as Group Chief Investment Officer and Group Head of Asset Management. In his new role, the Dutch real estate investment professional will gradually assume responsibility for the company's ITAM (investment, transaction, and asset management) activities across 12 European countries, supporting the next phase of Indotek Group’s growth. His focus includes facilitating sound investment decisions across Europe and developing a group-level portfolio management strategy that combines local market knowledge with international asset management know-how.
  • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
