Nuveen Real Estate alongside its joint venture partner, Value One, has completed the development of Fabryczna 22, the second Polish student living asset to be delivered by the two firms’ Eagle joint venture.

Erste Group Bank AG has granted a new loan to Cavatina Holding S.A., this time for the realization of Cavatina’s flagship project in Wroclaw. The financing, which was initiated back in October, will ultimately provide the Polish developer with funds for refinancing the costs of the Quorum D office building (up to €25 million) and for further financing of the Quorum A construction (up to €20 million), as well as an additional €3 million to cover VAT. The multifunctional Quorum complex, rising on the banks of the Oder River, is the largest project of its kind in the city.

Panattoni has completed a three-building complex in Radzymin for Poczta Polska. The development is to play a key role in the implementation of one of the operator’s strategic initiatives, its Logistics Network Architecture (LNA) project. Within the 50,000 sqm logistics centre is to operate a sorter capable of handling over 15,000 packages an hour.

Studio A - Skanska’s latest investment in Warsaw - will contribute 26,600 sqm of office space to the local office market. The building is scheduled to be commissioned in 2025.

Cushman & Wakefield has released a new report on the student housing market in Poland. Supply of public and private halls of residence fails to keep pace with growing demand. In addition, halls of residence remain very popular among students in Poland despite rising rental rates, which in turn is making the PBSA (Purpose-Built Student Accommodation) sector attractive to international investors.

Cushman & Wakefield has summarized the third quarter of 2023 on the Polish office market. Office development activity continues to slow down both in Warsaw and in Poland’s regional city markets. Nominal leasing activity remains high in the largest regional cities, with Warsaw reporting a record number of leases.

Stokado, a company owned by Redefine Properties and Griffin Capital Partners, has acquired Top Box, a self-storage rental company. As a result, Stokado has added 4,500 sqm to its portfolio of operating assets and a further 4,500 sqm to the development pipeline.

Real Management S.A. has signed a lease with OEX Fulfilio Sp. z o.o., a company specializing in providing e-commerce solutions, loyalty programs and POS materials. OEX Fulfilio has leased warehouse and office space in the production and industrial park Good Point V. The handover date for the space of 14,550 sqm is scheduled for Q1 2025.

MDC2 and Generali Real Estate have financed the purchase of a natural forest in Gruszowiec in Małopolskie Voivodeship on behalf of MDC2 Park Kraków South, a warehouse project in Skawina near Kraków. MDC2 has been a partner of the Las Na Zawsze Foundation since 2022, supporting it financially and engaging team members in cyclical forest plantings in Poland. The purpose of the initiative is to protect the mature forest for present and future generations.

In the first half of the year, there was a sharp decline in the volume of real estate investments in Poland. Despite the market recovery at the end of summer, the total volume in Q1-Q3 2023 amounted to only €1.7 billion. After the first half of the year with few portfolio transactions, in the third quarter, there were already four - in the warehouse and retail sectors, but none of them exceeded the value of €100 million.
