Although not long ago the PRS market seemed to be the obvious choice, thanks to the sudden improvement in economic conditions and the optimism of buyers, the construction of apartments for sale in Poland is today a more profitable solution - this is the main conclusion of a panel discussion at Living Investment Forum 2023, an event organized by Property Forum in Warsaw in May.

Neinver and Nuveen Real Estate have successfully raised around €170 million in debt financing for the Polish portfolio of Neptune, a joint venture between Neinver and TIAA.

Develia has signed a preliminary agreement to acquire 100% of shares in Polish subsidiaries of Nexity, a French real estate development company. The price set in the preliminary agreement amounts to €100 million (approx. PLN 453 million). Develia will increase the number of units under construction by approx. 1,400 and will expand the land bank by approx. 2,200 units in Warsaw, Kraków and Poznań.

Cavatina Group S.A. has established a company that will be responsible for the construction and management of a portfolio of PRS projects located in the largest cities of Poland. Alongside Cavare S.A., the group includes Cavatina Holding S.A., a publicly traded company and one of the largest office developers in Poland, Resi Capital S.A., focusing on the residential sector, and CTank S.A., the entity responsible for land acquisition and comprehensive project preparation for the Group and external investors.

MLP Group has established a relationship with the German banking institution Aareal Bank AG, whereby the latter has committed funds of over €63.5 million. The borrowed funds will be applied to refinance the MLP Poznań West project and to finance new investment projects undertaken by the MLP Group.

The Polish advisory firm, which specializes in land and capital transactions, announced that in the second quarter of 2023, the value of its serviced investment real estate portfolio located in all key major Polish cities exceeded PLN 2 billion.

The Polish office buildings owned by PineBridge Benson Elliot and Sharow Capital - the Diamentum Office in Wrocław, Okrąglak and Kwadraciak in Poznań, Forum 76 in Łódź, Opera Office in Gdańsk and Vinci Office Center in Kraków - have renewed the WELL Health-Safety Rating certification. MVGM was responsible for the certification process of the office buildings.

Kajima, the pan-European real assets business, has announced senior promotions at its London head office.

Panattoni continues to grow its portfolio of urban centres in Warsaw. The company has begun construction of City Logistics Warsaw IX next to the junction of ul. Utrata and ul. Zabraniecka in the city’s Targówek Fabryczny district, and the value of the investment will amount to €19 million. Half of the space is to be occupied by Inter-Mlecz, a distributor of some of the biggest grocery brands. The company is to move its current operations without disruption from a nearby location.
