According to experts from Colliers, the Czech real estate market is facing several challenges this year.

The investments transaction market in Romania totaled around €500 million in 2023, down from a record of more than €1.2 billion in the previous year, in line with lower deal volumes that have been recorded across region and the major international markets, according to a Colliers Romania report.

Despite significant headwinds across the global economy, the European flexible office market has remained largely resilient throughout 2023, says Workthere.pl. In 2024, the flexible office specialist expects operators to continue to seek best-in-class spaces with a greater focus on amenities and sustainability offerings.

The Romanian property market remains attractive for investments, with 65% of investors surveyed by Cushman & Wakefield Echinox saying they are looking to expand their presence in the local market.

Local developer Chain Bridge Venture Kft. (CBV) has launched a new development project aiming to build a state-of-the-art multifunctional centre not far from the Puskás Ferenc Stadium and Papp László sports arena. The handover is expected in 2026.

Vilnius-based developer Releven has announced the receipt of a construction permit for the Horizontai project on the right bank of the River Neris at 59 Lvivo Street. With an estimated cost of €220 million, the Horizontai project aims to shape the landscape of the Central Business District (CBD) in Vilnius.

State-owned Polski Holding Nieruchomości (PHN) is starting construction of the Vena office building in Warsaw's Wola district. Construction work will take two years and the estimated investment cost is around PLN 200 million.

Indotek is transferring the management of the Gordius Private Equity Fund to fellow Hungarian investor Diófa Fund Management, which will also take over the Belgrade office portfolio held by Indotek, Portfolio.hu reports. Indotek Group said it will use the funds released by the portfolio restructuring to finance domestic and international acquisitions. The company also announced that it had acquired a significant part of the Vörösmarty shopping complex in Budapest at the end of the year.
