The first quarter of 2025 has been marked by extraordinary activity on the Czech commercial real estate market. According to Colliers, total investment volume reached €1.48 billion, already surpassing the full-year 2023 results of €1.15 billion. Several large transactions with a value above €100 million contributed to this record.

Over the past few decades, the structure of the Prague office market has evolved into twelve major office hubs, reports Savills in its Prague Office Hubs 2025. These areas form the City’s largest concentrations of high-quality office space.

IAD IRF, a sub-fund of IAD Investments Fund, has signed a lease agreement with Kooperativa poisťovňa, a.s. Vienna Insurance Group and its subsidiaries for the office space in the Twin City C building in Bratislava. 

Construction of the Emonika complex in Ljubljana has entered its next phase, marked by a groundbreaking ceremony hosted by OTP Group at the project site. As Slovenia’s largest real estate development, the complex is scheduled for completion by the end of 2027. Property Forum was on site to report from the ceremony.

In Q1 2025, the total modern office stock in Poland’s regional markets reached approximately 6.77 million sqm. During this period, new supply was limited, with only one office project completed - Dymka 188 in Poznań, offering 2,400 sqm of space, says Avison Young. 

Romanian entrepreneur Daniel Ștefănescu, owner of mobile phone distributor Gersim, has purchased the IPA office building in northern Bucharest from a group of investors.

CA Immo completed the sale of the IP West office building in Budapest. The buyer is BYD, a Chinese company that develops and manufactures rechargeable batteries, electric vehicles, rail transit systems, and other new energy technologies, as confirmed by Colliers. The agency represented the buyer in the transaction and provided project management services. The sale was also supported by CBRE and CERHA HEMPEL Rechtsanwälte.

The Czech headquarters of the American Citi are soon moving to Nova Waltrovka in Prague. The bank will occupy new premises in the Metalica building from Penta Real Estate.

The office space market across CEE experienced a slowdown in demand during Q1 2025, with less than 30,000 sqm of office space delivered across the region, according to Cushman & Wakefield Echinox. 

Syrena Real Estate, a Polish commercial real estate investment company, has acquired the Zaułek Piękna office building located in the heart of Warsaw's Śródmieście district from Manova Partners. The purchase was co-financed by mBank. The price has not been disclosed.
