Warsaw’s office market sees a rise in lease renegotiations

1.2 million of office space remains empty in Poland

During the first nine months of 2020, developers completed over 530,000 sqm of office space in Poland: 231,600 in Warsaw and 305,000 sqm in eight major regional markets (Kraków, Wrocław, Tricity, Poznań, Łódź, Katowice, Lublin and Szczecin). Due to the new supply and moderate demand, more than 1.2 million sqm of office space is now available. Axi Immo presented the latest data for the Polish office market as at the end of the third quarter of 2020.

BCR to sell landmark office building in Bucharest

Romanian lender BCR, part of Austria’s Erste Group Bank, has reportedly reached an agreement to sell the Bucharest Financial Plaza office building on Calea Victoriei that served as the headquarters of defunct state lender Bancorex.  The buyer is a German investor and the details of the deal will be announced in early December, Economica.net reports.

Prague‘s office market remains fairly priced

According to the latest Savills research, Prague’s office real estate market is fairly priced despite some minor outward prime yield movement during the first half of the year. This broader continent-wide outward yield movement has helped push the average yield spread between prime European offices and Eurozone government bonds to 325 basis points, more than 100 bps above the historic average.

CA Immo acquires Warsaw office building for €87 million

CA Immo signed and closed the acquisition of Postepu 14, a Class A office building located in the Mokotow district of Warsaw, from developer HB Reavis. The property totals around 34,500 sqm GLA and is nearly fully let to tenants such as AstraZeneca and Samsung Electronics. The purchase price is approximately €87 million, with annual gross rental income of around €6.5 million, reflecting a 7.5% gross initial yield.

Office vacancy rate expected to grow across CEE capital cities

The 12-month rental outlook for both prime and secondary CBD offices is stable in Bucharest and Budapest and negative in Warsaw. In Prague, the outlook is negative for prime assets and stable for secondary assets. The vacancy rate is expected to increase over the coming year in all of the four capital cities. Occupier conditions are currently neutral across the region, with Bucharest and Budapest expected to become tenant markets over the next 12 months, according to Colliers International.

New leases

  • The third shop of the MR.DIY brand in Poland has opened in the Focus Mall shopping centre in Piotrków Trybunalski. Situated on the first floor of Focus Mall, the shop occupies approximately 655 sqm.
  • Jacobs Douwe Egberts PL has decided to extend its lease agreement in the Warsaw office complex from the portfolio of Syrena Real Estate. The company has signed a lease for nearly 1,300 sqm of space in Diuna for the coming years.
  • Tanium, a provider of services in the field of cyber security and IT systems management, has joined the group of users of the Brain Park office complex owned by Echo Investment in Kraków's Grzegórzki district. The company has leased 1.7 thousand sqm of office space there.

New appointments

  • Spravia is changing its board of directors. As of March 2025, Tomasz Konarski, previously CEO of YIT, will take over as the company's president. Lukasz Białecki, formerly associated with Bank Pekao SA, will also join the board and take over as CFO.
  • BNP Paribas Real Estate Poland strengthens its Industrial and Logistics Agency by appointing its new head, Ludwika Korzeniowska, who has worked in commercial real estate for years, focusing on the logistics and industrial sectors.
  • Jacek Malicki, formerly a Senior Leasing Manager in the retail leasing department of CPI Property Group in Poland, has taken on the position of Leasing Associate Director, Leasing Retail. In his new role, he will be responsible for key areas of the team’s operations, supporting the head of this department, Agnieszka Baczyńska, who has recently also taken on the role of Business Excellence Director.
