It’s no surprise that expansion of the European logistics real estate market continued in 2018, with another strong year for occupier demand, lowest vacancy rates and long anticipated rent growth began to materialize. €1.84 billion spent on Polish industrial property in 2018

The annual volume of leased floorspace in 2018 was 3.7 million sqm on Poland’s industrial market. The market grew by a further 2 million sqm while nearly 2 million sqm of space is under construction. Last year also saw record-breaking total for industrial investment transactions - worth €1.84 billion, according to JLL’s market summary.

P3 to launch 60,000 sqm speculative project near Prague

One of the newest industrial parks in the portfolio of the developer and manager of industrial properties, P3 Logistic Parks, will launch an expansion this spring. Warehouse A will be enlarged from its present size of 30,000 sqm by an additional 60,000 sqm. The extra capacity will be available to prospective customers at the end of the year. It will be the largest building in P3’s portfolio in the Czech Republic.

Budapest and Prague become leaders in logistics rental growth

Logistics real estate rent growth remained considerable in 2018, with rents rising 6% globally. Consistent with the past several years, the U.S. outperformed, with 8% growth. However, other regions were just as notable. China was a clear leader with 8% growth. In Europe, rents rose 5%, a near doubling in growth from 2017 and the fastest annual growth in the region based on data reaching back more than 10 years, according to new research by Prologis.

Cromwell Property Group sells Brno industrial park

Cromwell Property Group has completed the sale of the Pohořelice Industrial Park to an undisclosed buyer for an undisclosed sum. The 44,444 sqm complex, which is situated about 27 km south of Brno, comprises a logistics building, a fully-refurbished cross-dock building and a workshop together with an assembly unit. The asset formed part of the Cromwell European Industrial Fund (CEIF) portfolio.

New leases

  • The Unisono chain has joined the ranks of tenants at Designer Outlet Sosnowiec (southern Poland). The women's clothing brand will occupy 115 sq m of space in the facility.
  • Borg Automotive Group will move into new premises at HI Piotrkowska office building in Łódź in February 2025. It will occupy approximately 300 sqm. Brookfield Partners supported the tenant in the negotiation process.
  • TK Maxx shop will be opened at Ferio Konin (central Poland). The brand will occupy 2,000 sqm of space in the extended part of the shopping centre.

New appointments

  • Agnieszka Słomka-Gołębiowska has resigned from her position as a member of the Supervisory Board and chair of the Audit Committee of Ghelamco Invest. The position of member of Ghelamco's Supervisory Board will be filled by Lidia Jabłonowska-Luby. An existing member of the Audit Committee, Jarosław Myjak, was also appointed to act as chairman of the Audit Committee.
  • MLP Group is from now on working with a smaller board of directors. Monika Dobosz has resigned from her position. She had served on the company's board since July 2022, when she was appointed to the board together with Agnieszka Góźdź.
  • After almost eight years at the helm of Savills IM's Polish office, Piotr Trzcinski is leaving the firm. He joined Savills IM in 2017.
