Kraków ready for new BSC investors

The condition of the Kraków office sector has been defined by successive records in recent years. It is the largest regional office market in Poland, the second city after Warsaw, which in 2017 crossed the one million sqm threshold, and the main location for BPO/SSC companies in Central and Eastern Europe. However, the global pandemic, which affected all segments of the economy, undoubtedly also affected the office sector. How? According to JLL’s latest report, in the first half of the year, demand for offices in Kraków was about 15% lower than H1 2019. In addition, the increase in remote working has prompted some employers to reorganize their offices.

JLL has advised SLS Cargo, a transport and logistics company, in a lease transaction of 15,500 sqm of warehouse space in P3 Bucharest A1, located approximately 13 km west of Bucharest’s city centre. The new location is consolidating under one roof the logistic operations of SLS Cargo located around Bucharest.

Retail parks drive Poland’s retail supply growth

Retail parks have been the biggest beneficiaries of the structural retail changes in Poland over the last ten years. Their number has doubled and increased their share in total retail stock by 4 pps. In H1 2020, developers completed nearly 148,000 sqm of modern retail space in large scale projects (GLA>5,000 sqm). Of this new supply, 67% was delivered in the shape of eight new retail parks and three extensions of existing schemes. Almost 450,000 sqm of GLA is still under construction with initial completion dates set for 2020 and 2021. Retail parks account for nearly 26% of this volume. JLL and Trei Real Estate Poland summarised the situation regarding these projects at the end of H1 2020, and outlined the development prospects for this commercial real estate sector in Poland.

Poland’s industrial market sees record tenant interest

Gross demand on the Polish industrial market reached 2.2 million sqm in H1 2020 which is the best result for the first half of the year in the market’s history. New leases and expansions accounted for nearly 1.7 million sqm, which is a 30% improvement y-o-y. This means that Poland is the only country in Europe to have seen net demand growth in H1 2020, according to JLL.

The hotel investment market in Poland is still relatively immature. In an average year, the city of Berlin alone receives twice the number of hotel transactions than Poland as a whole. However, Poland has developed a strong track record in other commercial real estate sectors and, as a result, has an even stronger brand for investing. This has laid down the foundations for global capital to enter the hotel sector, and, indeed, there has been an uptick in the number of international hotel investors actively pursuing opportunities in Poland.

Offices in Warsaw return to the new normal

Total office market demand reached 335,000 sqm in H1 2020 on the Warsaw office market. In fact, demand for office space in Q2 was significantly higher than in Q1. Vacancy rates across Warsaw increased slightly by 0.1 p.p., with 770,000 sqm under construction. JLL summarised the Warsaw office market in H1 2020.

New leases

  • The Unisono chain has joined the ranks of tenants at Designer Outlet Sosnowiec (southern Poland). The women's clothing brand will occupy 115 sq m of space in the facility.
  • Borg Automotive Group will move into new premises at HI Piotrkowska office building in Łódź in February 2025. It will occupy approximately 300 sqm. Brookfield Partners supported the tenant in the negotiation process.
  • TK Maxx shop will be opened at Ferio Konin (central Poland). The brand will occupy 2,000 sqm of space in the extended part of the shopping centre.

New appointments

  • Agnieszka Słomka-Gołębiowska has resigned from her position as a member of the Supervisory Board and chair of the Audit Committee of Ghelamco Invest. The position of member of Ghelamco's Supervisory Board will be filled by Lidia Jabłonowska-Luby. An existing member of the Audit Committee, Jarosław Myjak, was also appointed to act as chairman of the Audit Committee.
  • MLP Group is from now on working with a smaller board of directors. Monika Dobosz has resigned from her position. She had served on the company's board since July 2022, when she was appointed to the board together with Agnieszka Góźdź.
  • After almost eight years at the helm of Savills IM's Polish office, Piotr Trzcinski is leaving the firm. He joined Savills IM in 2017.
