Poland's warehouse market is running full steam ahead

The latest report by BNP Paribas Real Estate Poland shows that in the first three quarters of this year, a record demand for warehouses was noted, amounting to almost 4.8 million sqm. The company’s analysts also point out that movement at construction sites, where work is currently underway, has also set a new record, with more than 3.7 million sqm of modern office space under construction. As in previous quarters, the development of the sector together with an increased demand for logistics spaces, have been primarily driven by a rise in e-commerce, as well as an increase of companies operating in the logistics and trade sectors.

Prologis starts construction of SBU park in Warsaw

Prologis has started the development of an SBU centre in the Polish capital – Prologis Park Warsaw-Żerań, DC2. The small business unit facility off Trasa Toruńska in the city’s Żerań district comprises 11,000 sqm of industrial space, with units starting from 600 sqm of warehouse space and office units starting from 100 sqm, which can be combined and enlarged as the business grows.

Garbe begins development of 8,000 sqm park in Slovakia

Garbe Industrial Real Estate GmbH has launched the development of 8,000 square metres in Garbe Green Park Piešťany. A new space comprising 3,000 square metres will be occupied by Inalfa, a designer, producer and supplier of roof solutions for the automotive industry. MLP Group releases three-year strategic goals

MLP Group has released its strategic goals to be met within the next three years to 2024. In line with the strategic plan, the period will see the company’s equity, or net asset value (NAV), double from €387 million in 2021 to €823 million at year end 2024. Share of speculative projects in Poland's warehouse market is rising

Developer activity in the Polish warehouse market at the end of September 2021 remains at a high level. Completions in Q3 2021 660,000 sqm increased the total logistics and industrial stock to 22.4 million sqm. There are 3.46 million sqm under construction, of which over 1.22 million sqm (+120% y/y) are developments without secured leases. In the period under review, gross take-up amounted to 1.44 million sqm (+16% y/y), where, as expected, the e-commerce and logistics segments remained the main force. The correlation of strong demand and moderate new supply affects the vacancy rate, which stood at 5.04% at the end of September 2021 (-2.66 pp y/y). Local developer to build new logistics park near Budapest

A 21,000 sqm logistics park is being built in Biatorbágy, near Budapest, along the M1 highway. The LogiCube Park, developed by Defactoring Zrt., will offer sustainable warehouses along with office space, primarily for small and medium-sized enterprises. The first phase of the project, which represents an investment of HUF 1 billion, will start in November this year and is expected to be handed over in the last quarter of 2022.

New leases

  • JD Group-owned brands JD Sports and Sizeer are strengthening their presence in EPP-managed shopping centres. The group's latest agreements and extensions covered a total of nearly 1.7 thousand sqm - in Kalisz's Galeria Amber, Kielce's Galeria Echo and Szczecin's Galaxy.
  • Poznan's Galeria Panorama, which the Balmain Group is commercialising, has expanded its portfolio with the addition of an Action brand store, a Dutch non-food discount chain. The Action store has taken over 1,000 sqm of space.
  • BWF Poland, a manufacturer of textile filter materials and plastic products, has leased 2,400 sqm of warehouse and office space at the Silesian Logistics Centre BIK Sosnowiec III (southern Poland).

New appointments

  • Marcin Janik has taken up the position of head of the southern Poland region at CBRE. He will be responsible for Silesia, Małopolska and the previously serviced Wrocław.
  • GTC Group has appointed Miklos Egri as Chief Operating Officer. The new manager will be responsible for the company's day-to-day operational and administrative management in the Central and Eastern European markets.
  • Paulina Petynka has joined the team of Yareal Polska, taking on the position of Leasing Director. She has more than 20 years of professional experience.
