The gross lettable area of industrial locations operated by CTP has passed 6 million square meters. The growth has continued due to long term trends of increasing e-commerce and supply chain relocations, supported by the COVID-19 crisis.

Across Europe, markets have stabilized as the impact of COVID-19 on logistics real estate has begun to dissipate, with strong investor demand for the sector driving yield compression. The rent growth outlook has become more positive as markets have steadied and supply-side constraints have remained intact, driven by low levels of speculative development in most continental European countries. Land scarcity is also affecting rent growth.  Prologis published its third-quarter global earnings announcement along with its European and Central European performance update.

CTP announced its expansion plans for the Transylvania area. The developer plans to double the leasable area of ​​logistics spaces in the Transylvania region until 2023 by investments of €50 million in the expansion of its two logistics parks around Timișoara. Some of the spaces included in the construction plan are already leased to companies from the logistics and manufacturing sectors.

Tyre manufacturer Nexen Tire Europe is expanding its activities near Žatec. Besides its plant in the Triangle Strategic Industrial Zone, the company will lease from CTP an additional large warehouse at the neighbouring ctPark Žatec, from March 2021. The 12,000 m2 Central Distribution Warehouse will be constructed for supplying the whole European market with tyres manufactured by Nexen for passenger and commercial vehicles.

Hungarian property investor and developer Wing is expanding its East Gate Business Park, located next to Budapest, with a new 9,200 sqm hall. The handover of the building, which is 30% pre-leased, will take place in the second half of 2021.

Panattoni is to expand its warehousing assets near Warsaw. Already the developer has 176,000 sqm of industrial space at its disposal in the village of Janki and it has just announced the creation of more. The company has purchased a further 3.14 ha next to the S8 for further development.

Garbe Industrial Real Estate GmbH has acquired as part of its European expansion strategy into the CEE market, a first class development opportunity in Chomutov, The 65,000 sqm land plot is directly located on highway exit D7. Demolition of the current properties will begin by the end of this year and construction of the new, 32,000 sqm state of the art logistics real estate facilities is scheduled to begin in summer 2021. 

Total demand on the Budapest industrial/logistics market amounted to 460,000 sqm in Q1-Q3 2020. The vacancy rate at the end of Q3 2020 stood at 2.3% following a 0.21 pps decline y-o-y. The Budapest Research Forum published its quarterly industrial/logistics market analysis

Panattoni has started construction work on a factory for Danfoss Poland in Grodzisk Mazowiecki. The development with an area of 12,000 sqm will be equipped with several ecologically friendly systems that will make the building highly energy-efficient and also improve the conditions for the workforce of around 400 people. The building is scheduled to be completed in November 2021. It will be used as a place to manufacture components for the RAC (Refrigeration & Air Conditioning) business division.

According to Savills’ latest research, Europe will see an additional 11.6 million sqm of warehouse demand due to the manufacturing sector by the end of 2022, based on Capital Economics forecasts data.
