Immofinanz acquires €324 million retail portfolio from CPIPG

As part of its value-creating growth strategy with a focus on high-return properties, Immofinanz is acquiring 53 retail properties in the Czech Republic, Poland, Slovakia and Hungary from its majority shareholder CPI Property Group (CPIPG). The acquired portfolio has roughly 217,000 sqm of rentable space and is fully let with an occupancy rate of 99%. The purchase price totals €324.2 million. The purchase contract was signed today, together with the closing for 36 retail properties in the Czech Republic and Poland which have 108,000 sqm of rentable space. The purchase price of €191 million for those properties was financed from existing funds. The closing for the remaining 17 properties in Hungary and Slovakia is expected to take place by the end of this year.

CPIPG increases portfolio value to €20.9 billion

CPI Property Group's real estate portfolio increased to €20.9 billion in the first half of 2022. It was the result of two large acquisitions of Immofinanz and S Immo and therefore also the net rental income reached the level of €263 million and net business income went up to €276 million, CPIPG reported in the latest press release on half-year financial results for 2022.

Immofinanz’s net profit reaches €163 million in H1 2022

In H1 2022, Immofinanz's rental income reached a high level of €144.2 million, the results of asset management improved by 3.0% to €110.0 million, and sustainable FFO 1 from the standing investment business rose by 6.1% to €78.7 million. Net profit equalled €162.7 million, whereby the first half of the previous year was influenced, above all, by a substantial revaluation of the investment in S Immo. With an equity ratio of 57.3% and conservative debt with a net LTV of 32.5%, Immofinanz has a strong capital base.

CPI Property Group to provide asset management services to Immofinanz

Following the majority takeover of Immofinanz by CPI Property Group (CPIPG), resulting in the shareholding of app. 77%, Immofinanz announced an update strategy, including close cooperation with CPIPG and the related synergy effects. Immofinanz signs 25-year office lease deal in Bucharest

Property group Immofinanz has signed a 25-year lease for 6,500 sqm in Bucharest-based myhive Victoria Park to Leventer Medical Group. The company plans to continue its value-creating growth strategy with a strong focus on retail properties and office solutions. As part of an active portfolio management, properties with a value of approximately €1 billion will be sold and the proceeds invested in higher-yielding assets. After the successful completion of the mandatory takeover offer of CPI Property Group on Immofinanz the Supervisory Board and the members of the Executive Board Dietmar Reindl and Stefan Schönauer mutually agreed today in relation to the Change of Control Event, that their contract as board members shall end on 8 June 2022. Dietmar Reindl and Stefan Schönauer will continue to work for the Company as advisors to the Executive and Supervisory Board until 31 December 2022.

CPIPG reports 243% y-o-y profit growth in Q1 2022

CPI Property Group reported first-quarter profit growth of 243 percent year-on-year to €381 million (roughly CZK 9.4 billion). It was able to do so thanks to its takeover of Austria's Immofinanz, which owns a number of commercial properties. CPI now owns 76.86 percent of the shares in this Austrian company. As a result, CPI is currently the Central European leader in real estate and is planning further expansion with the Austrian real estate company S Immo, where it now controls 42.6 per cent along with Immofinanz.

New leases

  • Henkel will relocate its operations to the second building of Skanska's Equilibrium complex in Bucharest, in Q3 2025. The transaction was brokered by iO Partners.
  • Igepa Polska has leased approximately 7,650 sqm of space at the MLP Łódź logistics centre (central Poland), which includes offices, a showroom, and a terrace. The transaction was facilitated with the support of the consulting firm Newmark Polska.
  • Grammarly, a global AI service provider developing spell correction technology, has opened its new European headquarters in CPI Property Group's Warsaw Financial Center office building. The company has taken over 1,000 sqm of space. JLL experts supported the tenant in the transaction and legal advice was provided by Baker McKenzie law firm.

New appointments

  • The Valuation Department at consultancy Savills has strengthened its team. The new members are Karolina Sabatowska-Gomułka as Associate Director and Magdalena Ziółkowska as Consultant.
  • Bartosz Frąckowiak has become the new head of the CBRE office in Poznań (western Poland). He will be responsible for the integration of all CBRE business lines in the Wielkopolska region.
  • Marta Zawadzka has TriGranit as Head of Leasing and Asset Management. Returning to the company after nearly a decade, Marta will oversee leasing activities for key projects, including Signum in Warsaw and Bonarka for Business in Kraków.
