Echo Polska Properties NV (EPP) and Echo Investment are buying Galeria Młociny in Warsaw from Rosehill Investments. The companies will pay nearly €42 million (including the liabilities of the company being the subject of the transaction) for the project which is already under construction.

Echo Investment and EPP finalise €120 million purchase

Echo Polska Properties (EPP) and Echo Investment concluded final agreements concerning a joint purchase and development of a mixed-use project at 22 Towarowa Street in Warsaw. The property with an area of 6.5-ha is located in a rapidly developing part of the capital city and it is the largest commercial plot in the city centre.

Echo Investment completes sale of Q22

The sale of Q22 skyscraper located on al. Jana Pawła II in Warsaw has been completed and Invesco Real Estate has become the new owner of the building. Echo Investment expects that the value of the transaction based on fully let NOI and an agreed yield, after all adjustments and additional payments, shall amount to €273 million. The acquisition of Q22 is the largest investment transactions in the office market in Poland and one of the biggest in Central and Eastern Europe in 2016.

Echo Investment sells Warsaw’s Q22

Echo Investment has signed a preliminary agreement with Invesco Real Estate European Fund (IREEF) to sell its flagship project, the Q22 office building in Warsaw.The value of the transaction will be established in the final agreement and it will be calculated on the basis of a formula which takes into account the actual sales date, a commercialization level and a cap rate of 5.35%.

Echo Investment and EPP purchase development land in Warsaw

Echo Investment – a Polish developer – and Echo Polska Properties – an international fund operating as a REIT - signed agreements to jointly buy and jointly develop a real property at ul. Towarowa 22 in Warsaw from Griffin Real Estate, a Polish private equity fund. The buyers will pay €120 million for the property – €78 million upon signing the agreement, while the remaining amount will be paid after certain planning conditions are met.

Echo Polska Properties purchases seven office buildings

Echo Polska Properties – an international fund operating as a REIT –is purchasing seven office buildings with almost 112,000 sqm of GLA from Echo Investment, a Polish developer. The total value of the properties as at the agreement amounts to almost €264 million. The sold properties are: O3 Business Campus in Kraków (phase I, II and III), Tryton Business House in Gdańsk, A4 Business Park in Katowice (phase III) and Symetris Business Park in Łódź (phase I and II).

Warsaw's Q22 secures new tenant

Global law firm White & Case has signed a lease agreement for 2,500 sqm of modern space in the Q22 office building. The firm will relocate to its new office by the end of 2017 and will occupy floors 37-38 as well as part of floor 39. JLL represented White & Case during the process of selecting a new office and negotiating the lease terms.

New leases

  • Grammarly, a global AI service provider developing spell correction technology, has opened its new European headquarters in CPI Property Group's Warsaw Financial Center office building. The company has taken over 1,000 sqm of space. JLL experts supported the tenant in the transaction and legal advice was provided by Baker McKenzie law firm.
  • Enlarged showrooms for three brands - Tommy Hilfiger, Calvin Klein and Marc o'Polo - have opened in the Wrocław Fashion Outlet. The space they occupy has increased by a total of 500 sqm
  • P3 Logistic Parks has leased the last available space in P3 Łódź City III. Rock Communication will occupy 9,290 sqm of manufacturing and warehouse space to be used for production and distribution of fibre optic and power cables.

New appointments

  • Ghelamco Invest has announced the reorganisation of its board of directors. Jarosław Zagórski, Joanna Krawczyk-Nasiłowska, Arnold Neuville, Jarosław Fiutowski, Damian Woźniak and Rafał Gierczak resigned as members of the company's board. As a result, the board consists of Paul Gheysens, Michael Gheysens, Marie-Julie Gheysens, Christiaan Heggerick and Jarosław Jukiel. This reduced number of board members (from 11 to 5) is expected to streamline the decision-making process, allowing all stakeholders to focus on their core roles.
  • Joanna Bieniek has taken up the position of Head of Leasing at Galeria Askana in Gorzów Wielkopolski (Western Poland). Prior to joining the Galeria Askana team, she headed the leasing department at Cream Property Advisors.
  • Balint Szécsényi has resigned as a member of GTC's supervisory board with immediate effect. The resignation was announced by the company's Board of Directors.
