How should real estate markets react to changing age structures?

Savills has prepared an overview of how the real estate market should react to the changing age structure of the global population. This study carried out as part of Savills Impacts programme, is about the prediction of residential supply and related services and hybrid working models. The fact that many Western countries are some of the fastest ‘ageing’ in the world isn’t news. In 10 years' time, the largest proportion of the Czech Republic’s population will be between 50 and 59 years old. Other countries in CEE are in a similar position. In Germany, Austria, Italy or France, the dominant age group will be 60 to 69. Meanwhile, at the other end of the scale, many African nations are seeing increases in their youthful populations.

UBM finishes rough construction of wooden houses in Prague

UBM Development Czechia has completed the rough construction of the Timber Prague project of wooden apartment buildings, which are being built as part of the Arcus City residential complex in Prague-Reporyje. These modern chamber buildings made of solid CLT panels express the first multi-storey apartment buildings made of wood in the modern history of the capital city. They comprise a total of 62 units with layouts from 1 + kk to 4 + kk, ranging in size from 39 sqm to 110 sqm and each of them has its own cellar, parking space in the underground garages and a balcony, terrace or front garden. To date, a quarter of the apartments have been sold. The project is being built to BREEAM Excellent standard.

České dráhy sells land near Prague railway station for €82 million

České dráhy (ČD) sold the remaining part of the land at the Smíchov railway station in Prague for just under CZK 2 billion (€82 million). Over 126,000 sqm of land will be bought by the Sekyra Group. According to the Czech news agency (ČTK) Czech Railways said that it had received a total of CZK 2.4 billion (almost €98.6 million) for the Smíchov land. A new district of Smíchov City is to be built on the land.

Prague Archbishopric to sell Jindřiška Tower and hotel

Thirty interested parties are bidding for the Jindřiška Tower in the centre of Prague, which was offered for sale by the Prague Archbishopric at the end of last year. The Prague City Council has also submitted an offer. The price is expected to be €4.09 million. The archbishopric also decided to sell the Clara Futura hotel in Dolní Břežany for €12.6 million to the investment fund Investika, writes the Czech Press Agency ČTK.

There are currently more than 56,000 sqm of office space in Prague available for immediate occupation. These are mainly office spaces that have been vacated by their previous tenants due to relocation to new premises or downsizing because of the transition to a hybrid office model. Companies that want to get up and running quickly in their new offices and make substantial savings on the capital costs required for fit-out have plenty to choose from. CA Immo finishes new park in Prague Karlín

A new generous public space has been created on the banks of the Vltava River in Karlin, easily accessible from Holešovice thanks to the HolKa footbridge. New leases

  • The Media Expert electromarket chain has joined the ranks of tenants at the Big Łubna park. A 700 sqm outlet has opened in the shopping complex near Warsaw.
  • EPP-managed Power Park Kielce has strengthened its offer in the DIY and hobby segment. A multimarket of the Swedish Jula chain has opened in the facility with a total area of more than 1,700 sqm.
  • JLL and its company Tétris, which specialises in the design and arrangement of commercial interiors, have decided to relocate their Kraków office to the Unity Centre complex. The new office comprises 300 sqm and is located on the 16th floor of the building.

New appointments

  • CPI Property Group announced the appointment of Agnieszka Baczyńska, the current Head of Leasing Retail, to the newly created position of Business Excellence Director in Poland. She will be responsible for implementing the operational efficiency strategy and monitoring its progress, as well as supervising projects related to business transformation.
  • Marta Busłajew joined the 7R team as Head of Marketing and Communications, where she will oversee the development and execution of marketing and communication strategies aligned with 7R's growth plans.
  • Savills announced that Wojciech Mazur has joined the Office Agency - Landlord Representation. He will support commercial property owners in the processes of leasing.
